First time buyers are sometimes always a little confused with Rye Neck. First they think it to be an area, and so it takes a little explaining to inform them that it is a school district within an area….and “oh my goodness, a school district that was just ranked per the Annual U.S. World News Report as being one of the best High Schools in the nation.”
“Rye Neck was the ninth-highest-ranked school in Westchester County and 39th in New York. Nationally, Rye Neck was ranked 235th. ” ( Mamaroneck Larchmont Daily Voice – Eric Gendron).
Today’s buyers are searching for that newly renovated or built home… They would rather spend more and find a new home as opposed to buying and renovating one. If a home must be renovated, then price is tantamount to success. Larchmont is very ‘hot’ right now, as is Scarsdale (however I have heard that since Scarsdale is going through the re-assessment process, the sellers are seeking to leave and avoid those even higher taxes).
Mamaroneck is not experiencing too many appointments, but if priced well or if the home is exceptional in some way, the homes are selling. The area has so much to offer with the Shore Acres Point Club, and with the wonderful high school ranking, more buyers should hopefully be purchasing in the area. There is a great selection of homes in all price ranges.

Homes in the Rye Neck School District (Mamaroneck, 10543) There were no sales from January 1st to May 2nd in 2013. There have been 3 sales to-date this year with an average price per square foot of $429,38, and a median sales price of $1,125,000.
