A friend mentioned to me this morning that she was attending a New Year’s Eve celebration with friends at a Black Tie Dinner party where they would be pairing each course with a different champagne. What a wonderful idea! It made me think on how I pair each Broker’s Open house when I first list a home with a special menu complimenting the home!
For example, when I listed 65 Overlook Circle in New Rochelle this year which was a simply glorious 8817 square foot, 7 bedroom mini estate located on 1.33 acres complete with a tennis court and putting green, I introduced the exquisite home with champagne, lobster filled croissants and sandwiches, and it brought forth a local agent who subsequently placed a bid! The home sold for $1,900,000.
When I first listed 75 Howell Avenue in Larchmont, the owners declared it was a Spanish Mediterranean, and wanted it marketed as such. SO, I then featured a Tapas party at my first Broker’s Open House complete with sherry, sangria (of course!), empanadas, Spanish cheeses and nuts and more! One of the agents who attended, also brought forth a client who placed a bid. Broker’s open houses are a simply a wonderful way to draw attention to a home, attract the agents, and endeavor to draw excitement for the home (and ultimately bids!). This story was rather cute, as I had stated from the very beginning it was Provencal Mediterranean and more French than Spanish! After that first few days, I changed the description to what I had suggested, and the bids came forth! The home sold for $1,790,000.
I marketed 229 Paine Avenue, New Rochelle by having a wine and cheese party which was a lot of fun, and I also find that by serving refreshments at the Broker’s open houses is also a wonderful way in which to network, and establish great relationships with the other agents. After all, it is those agents who I am hoping will bring forth the buyers, and by being friends is all great! This home sold for $1,050,000.
One home that I had simply loved was a Southern Antebellum Mansion in the Historic District of New Rochelle which featured 8 bedrooms, over 5000 square feet and was located on over .058 of an acre. I served sherry at the door there which they quietly enjoyed as they toured the glorious three floors and lower level wine cellar. This beautiful home sold for $1,030,000.
I try to make it fun, always clean up afterwards and so never leave any mess for the home owner!
I listed a home very close to July 4th this year also, and of course I served the first Broker’s open house celebrating July 4th! It was hot, but we had refreshments galore!
I am looking forward to 2018, and will draw inspiration from my client’s homes to best market and introduce their home to the market. This 2325 square foot home sold for $730,000.
