The Second Annual Julia B. Fee Larchmont Haunted House

img_0980My manager, Carolyn Fugere   (see here on the far left with Ali Greene, Patti Anderson and Daniel DeMasi)  has in-exhaustive energy.  She decided to have a haunted house within our office both last year and this year, and my fellow associates worked really hard to make the office look both scary  (but not too scary) but also fun. Mr. Paul Breunich donated the huge Hershey Candy bars for the young ‘trick or treaters ‘ and I understand 215 chocolate bars were given out in just over an hour before the Annual Larchmont Ragamuffin Parade.

This wonderful festive event was postponeed this year from October 22nd to Saturday the 29th due to inclement weather but it was well worth the wait! So many wonderful reasons to reside in Larchmont, and this event is one of them!

The 4th Annual March of Dimes Signature Chef’s Auction

march-of-dimesIn real estate, networking is a key component to success. However, while we network, we also have wonderful opportunities to meet fantastic people, who then become friends,  and we are sometimes offered the opportunity to help one another in different avenues.

When I received a call from Amir Asadi to attend the 4th Annual  March of Dimes Signature Chefs Auction, of course I said ‘yes!”.  Amir, one of the Committee Members, is always involved in one philanthropic venture or another, and his name can be seen at so many charity events. He is  a member of the Rotary Club, and I have had the pleasure of first meeting him over 3 years ago at the REVamp Networking Group. and Amir’s charm and intelligence has always been a constant where ever he goes!

The March of Dimes is an important charity, and this year’s event was a great success. The evening commenced at 6 p.m. with top local restaurants such as the Crabtree Kittle House,  Trevi Ristorante, Mima, The Crystal Spoon,   G & K Sweet Foods, Longford’s,  L’Inizio, The Rye Roadhouse, Slovenia (vodka!), The Yonker’s Brewing Co., Chutney Masala,  Zwilling Cooking School and Cooper’s Mill.

There was music, a silent auction, and the atmosphere was charged as the evening progressed with an auction, and introductions from this year’s Emcee, Mary Calvi whothen made the introductions for this year’s honoree  Martin Ball, who is the Senior Vice President and Banking Head at Customers Bank Private Commercial Banking Division, Dr. Shetal Shah who was this year’s Excellence in Advocacy Award Winner and the Mission Speaker, Zachary Lopane (a wonderful and eloquent young man).

A great event. A marvelous evening. A worthwhile charity. Thank you Amir.

The Lombardi – Park Place New Rochelle – a Luxury Rental Building!

lombardi-flyer_general%5b2%5d-1As a member of both the Larchmont Chamber of Commerce and the New Rochelle Chamber of Commerce I try to support  the local businesses as much I can. There are always conflicts in our daily schedules, but I was truly happy that I was able to pop into the Grand Opening of the Lombardi yesterday evening (albeit a little late!). Mayor Bramson attended the ribbon cutting event, and there was a wonderful open house yesterday. What is the Lombardi?

It is a luxury rental building that is in easy walking distance to downtown New Rochelle, its fine restaurants and the trains. The building offers a European decor, and the apartments themselves are spacious, modern with granite counters, and great storage. The one bedroom units are  currently rented, but there are 2 bedroom units still available. Lisa Sangster of Julia B. Fee Sotheby’s is the listing agent, and she has been doing a fantastic job of marketing this great building. Lisa has had help from both Martha Rubio and Cat Runcie also from the Larchmont Julia B. Fee Office, and the pride in their hardwork was evident yesterday!

Locals restaurants and businesses, Posto 22, The Wooden Spoon,  Roc N Ramen, Sweet Potatoes, Pop’s Espresso Bar,  ISP Parking sponsored  the tasty food at the grand opening, and everyone enjoyed the aperitifs, artisan cheeses, pasta dishes, Southern cuisine, roasted brussel sprouts (delicious) and the delicious pastries that were in abundant supply from 4:30 -8 p.m! Bob Marrone and Jennifer Lanser helped coordinate and organize this great event along with Lisa, Martha and Cat. I saw many agents from the Larchmont office there including  my Manager (of course!), Carolyn Fugere, Mimi Magarelli, Arlene Gibbs, Willoughby Dobson and Penny Weiner.

New Rochelle 2016 Third Quarter Market Report – Trinity Elementary School

Private_beachThe zip codes can be confusing when it comes to researching different Elementary schools, as the Trinity School is both in the 10801 and the 10805 zip codes. SO, rather than list by zip code, since there are 2 zip codes included, I thought to list this by Elementary School.

Firstly, there were 33 sold homes sold in this area.  The least expensive home sold for $299,000 , and the most expensive home in this Elementary School  District sold at $1,550,000.  Why such a disparity?  This particular school district and zip codes cover the waterfront homes too.

The average price per square foot was $288.53 and the average sales price to original list price was 96.84%.

I had the pleasure of selling a waterfront home the other year at $2,350,000 (2010) , and another at $1,796,000 (2012).  People appreciate the close proximity to the city, private beaches in some cases, and we also feature great parks, beach clubs, marinas and 3 colleges too! ( College of New Rochelle, Iona College, and Monroe College.

2016 Haunted Open House Saturday 10/22 11:30-1:30 p.m

Of course, most of the fun is decorating the office, having fun with all of the associates, and making new friends! However, whenever we see those little faces light up as they enter the haunted house makes it very special. Before the Ragamuffin parade, a great way to while away some time, have fun, and don’t forget there is a bid chocolate bar awaiting your little one! dsc_0303-21What a crazy, exciting and busy year to-date! Home sales have been fluid, and I have had the privilege of representing homes bringing forth multiple bidding. I would also mention however, it also depends upon price point, condition and location.

In trying to make this as simple as possible (!!!) for New Rochelle has 5 Elementary Schools, and since some of the zip codes represent those different Elementary schools,  I have broken down the sales accordingly. Also, with the lesser priced homes selling quickly, I have also broken down the sales in different price points.  It should be noted that the zip code 10804 includes both Davis and Ward Elementary Schools, while the Davis School Elementary School is in both the 10804 an 10583 zip codes. There were 15 single family detached homes sold  in this price range with the lowest  price being $210,000, highest $499,000, with an average price per square foot of $226.61.  The average sales price percentage  to the original list price percentage was 92.69%.

Typically, the DAVIS Elementary School covers the Larchmont Woods area, and Northern New Rochelle  whereas the William B Ward Elementary School area covers the central area of New Rochelle. We can see that the homes in the Larchmont Wood School area  sell on average more per price per square foot. Both Elementary Schools offer the Albert Leonard Middle School. It should also be noted that with the New Rochelle area offering Magnet Schools, we have o very much to offer!

New Rochelle – close to the City – Perfect for Movies & Commercials

img_0608-1It seems that I write a blog post each year on this very subject, but it always bears repeating! New Rochelle is so close to the city, and it is so representative of beautiful Tudor Homes, Colonial homes, Mediterraneans, Mid Century modern homes, ranches that it is always the perfect location for movies, commercials and television series.img_0703

These past few weeks, we have seen trucks, excitement and many people filing on Broadview and Forest Avenues.  The name of the upcoming television series? “Thanksgiving.” Two guesses as to when it will be aired! Ha!  This particular TV series was filmed in both the Paine Heights area, and the Forest Heights area. I am privileged to have a listing in both of these areas. 229 Paine Avenue is a beautiful Georgian Colonial in the prestigious Paine Heights area, and 161 Forest Avenue is a great Mediterranean located in the Forest Heights area!

Earlier this year, I saw them filing scenes for Sarah Jessica Parker’s series “Divorce” in New Rochelle also. Did you know that we have many (and still have) many famous celebrities living in our fair city?

Days of Wine & Roses – 229 Paine Avenue

img_0326I have had the pleasure of marketing some wonderful homes. One such home is 229 Paine Avenue, New Rochelle.  Priced at $1,125,000 with 6 bedrooms, 3817 square feet, and located in the prestigious area of Paine Heights. New Rochelle.  I like to be creative in my marketing, and decided to serve wine and cheese at one such Broker’s Open House. It is a wonderful way in which to remind the agents that the home is available, and everyone loves free food! There are also many agents who have never seen a home be it they have other appointments,  inspections, and so it is always appropriate to have as many broker open houses as required until the home is sold.  Here I am (top right) with some fellow Julia B. Submitting Coop Applications and using too much Paper?

img_0603I do not know how it is in different parts of the country, but in Westchester, whenever we  submit a Coop Board Application and the supporting documentation, copies must be made by the applicant(s) and sometimes they can total up to a dozen sets of paperwork for each of the respective Board Members for their review.  I am hoping it is different elsewhere, but when are we going to accept being in the 21st Century, and supply all of this documentation on a disc or USB device?  Does the Management Company hand deliver all of that documentation to the Board Members? Or, do they decide  what to send over? If so,  and if the documentation is shortened in someway, could that conceivably  color the application process itself by limiting what the Board members actually receive and view?

Recently, on behalf of clients, I made  nine sets of coop paperwork. This included  3 years of  full W-2’s (so much paperwork), 3 months of  bank statements,  3 months of pay stubs, authorization for both a credit check and background check, debt to ratio form,  Letters of recommendation and letter of employment verification, pay stubs, the application itself, the contract of sale, mortgage commitment, and of course the accompanying checks.

I paid over $100 in copying fees at a local store, bundled each set up with a ribbon, and because of the weight alone, hand delivered everything to the Management company, making 2 deliveries from my car to the appropriate office.

Surely, if everything was on a USB device or disc it would be a GREEN feature and saving everyone so much money!

How many sheets of paper can be produced from a single tree …

Most are about 1 foot in diameter and 60 feet tall. … I have a ream of paper for a photocopier here and it weighs about 5 pounds and … measurements, a tree would produce (805/5 * 500) 80,500 sheets of paper. These are all fairly rough estimations, and I weighed things on a bathroom scale, but you get the general idea.

Don’t forget to plant your bulbs!

It is the perfect time in which to plant your bulbs for the spring time!  While I was at the Home Depot  purchasing some items for a client, I noticed the great display of bulbs, and decided to buy and plant some, ( and then got a little carried away). I easily planted over 125 bulbs (and it takes no time at all )… and so promptly went out and bought  265 more!  I never thought that I would be wishing time to pass, but I can’t wait to see them in bloom!
