“Paine to Pain” Half Marathon 2013 – What a Marvelous Day!

DSC02551I decided to walk my pooch in the a.m. near the race start of the “Paine to Pain” Half Marathon, and write a short blog with a few video clips before appointments.. The enthusiasm was so apparent, the excitement, the vibrant energy and oh my – how those volunteers worked! There were High School Cheer Leaders, Mayor Bramson was there, the New Ro Runners were there; though I am not quite sure that Thomas Paine would have approved of the “Royal Flush”  toilet situation.. too British sounding ! Ha! John Wright, the Executive Director of the Thomas Paine Cottage Museum was there in Colonial costume with musket in hand to help start the races.

I apologize to those involved, as I am not a New Ro Runner ,and so I do not know the volunteers’ names,  but I just learned  that Mark Medin was the announcer and he did such a wonderful  job that I have to mention him!  If you would like me to mention any other of the volunteers’ names-  please let me know! I do know Pocahantas (oops.. sorry – Nina Steinberg who was was dressed like Pocahantas) and who I heard the announcer state later  runs each year in the  “Paine to Pain” half Marathon. THAT is impressive, and I also heard (I believe) how a 67 year old man had run a marathon last week, and then in the “Paine to Pain “race  …  SO many wonderful stories.. and because of that close knit camaraderie, it inspired me to go back to  the finish line…and take some more video clips.

Matt Collins  was running third throughout the race, and the chaps who were running first and second along the route took a wrong turn.  Did Mike take advantage and win the race? No, he waited by the finish line allowing those 2 chaps to finish before him as he felt they deserved those First and Second place finishes, and so he came in third.  (Adria Botifoll,  came in first and Nicholas DiBenedetto came in Second)  It was so inspiring yesterday, and runners had the opportunity to raise some money for  the “Hole in the Wall  Gang” (Paul Newman’s charity”  ,and I think that the good will, and love just permeated the entire event.

I wish I could have filmed everyone who crossed the finish line. Alas, I could not, but please watch the videos and look for yourself, your friends, your baby, your children and I hope it brings back a happy memory of such a great occasion.  I did capture Eric Turkewitz, the Race Director of the event as he crossed the finish line..You were all winners and as the announcer stated again and again “Looking strong..finishing strong!”

Shores Acres, Mamaroneck 10543

DSC02549As I was driving though the Shore Acres area this past Friday on my way to visit some beautiful homes  on the broker’s tour , I came across a deer. It is obvious why he/she was visiting too, it is a lovely community in which to live!

The Shore Acres area has so much to offer. Many of the 200 or so homes there have deeded rights to shares in the Shore Acre Point Corporation (SAPC.org) which has a beach, swimming pools,  moorings for larger sail and power boats, as well as boat slips. There are additional fees for clubhouse rentals and for dock usage in addition to the yearly club fees. The club has seasonal events such as in the spring with a cocktail party, Memorial and Labor Day parties, a Father’s Day fishing derby. as well as a great July 4th Barbecue with wonderful views of the Fireworks Display.

Shore Acres which is located in tree-lined streets is also part of the Rye  Neck School District of  the Village of Mamaroneck and the Town of Rye.  Located both close to  he schools and to the Mamaroneck train station and village, and just 30 minutes by train to New York City.

A wonderful neighborhood where you can make friends or maintain your privacy, but all will agree, it is a great place in which to reside.

Paine to Pain!!!! Half Marathon Race on Sunday, October 6th, 2013

DSC02550I think the sign says it all… Although I do not think Mr. Paine could have run half as well as the New Ro Runners will tomorrow at  9 AM!

Awards: Awards are three-deep in the following categories, for men and women

  • 60+
  • Team awards: Teams must have a minimum of four runners. If you have more (up to six), we take the top four. Our six categories are:
    • Men’s Open
    • Women’s Open
    • Co-Ed Open (top two of each flavor)
    • Master’s Men (all runners 40+)
    • Master’s Women (all runners 40+)
    • Master’s Co-Ed (all runners 40+)

Mamaroneck 10543 Property Sales Six Months Ending 9/22/2013

mamaroneck harborMamaroneck, 10543 is located just north of Larchmont, offers its own train station, has a waterfront, spectacular fireworks on July 4th, and wonderful parades during the year. One of my children’s favorites was always the Fireman’s Parade around July 4th with a Fireman’s Carnival and Fair.

Mamaroneck also covers properties close to the Village, some properties close to the water but not on the water, and properties close to Scarsdale. There are currently 23 properties available for sale ranging in price from $189,000 to $6,800,000. There are 5 properties in Conditional contract, 2 pending, and 25 properties have sold in the past 6 months in Mamaroneck, 10543. The Median sales price is 699,000 and the price per square foot is $330.91, but this would vary based on street. 4 properties sold at list price, and 2 properties sold over list price.

In 2012, during the same time period, there were 16 properties sold with a Median Sales price of $505,000 and a price per sold square foot of $285.90. Property sales have increased this year along with sales prices and price per square foot. All Good!

Rye Neck School District , 10543 Property Sales – Six Months Ending 9/22/2013

SHoe Acres 10543Rye Neck isn’t an area but rather a school district located in Mamaroneck, and parts of Greenhaven, Rye depending upon the property lines. The Shore Acres area which offer the Shore Acres Point Pool and beach are also located in the Rye Neck School District. As a result of the varied locations, prices of homes differ. I have taken some wonderful sunset photos whilst showing homes in the Rye Neck School District. There are currently 33 available homes on the market in the Rye Neck School District ranging in price from $575,000 to $2,995,000. There are 3 homes in Conditional Contract , 7 homes that are pending, and 40 homes that have sold during these past 6 months ranging from $939,000 to $1,680,000. The Median price was $904,500, and price per square foot

There were 31 sales in 2012 for the same time period in the Rye Neck School District, a price per sold square foot of $352.34 and the Median Sales price was $708,000. Another great indicator that the real esttae market in Mamaroneck 10543 fared far better in 2013 due to low mortgage rates, a smaller inventory, and Manhattan based buyers being priced out of the New York City market, and venturing to Mamaroneck and the Rye Neck School District.

Larchmont 10538 Single Family Property Sales – Last Six Months ending 9/22/2013

DSC02320There are currently 49 Active Listings available in the Larchmont, 10538 zip code, ranging in price from $498,000 (a town home) to $16.2 Million (a waterfront property). There are 7 properties in Conditional Contract, 10 Pending, and there have been 71 sales  for properties up to $1 Million Dollars with 10 being sold at list price in Larchmont, and 20 being sold over list price which is phenomenal.  The price per square foot was $438.57 with a median price of $810,000. There have been 77 sales of properties over One Million Dollars with 10 properties being sold at list price, and 32 properties selling over list price.  The price per square foot was $527.65 ..and a median price of $1,392.000.

As a comparison, in 2012 for the same time period in Larchmont, there were 57 properties sold up to One Million Dollars with a price per square foot of $394.11.  There were 58  properties sold over $1 Million Dollars with a price per square foot of $492.68.  So, prices and sales have increased in 2013 in Larchmont 10538. A great sign, partly due to the low mortgage rates, and smaller inventory, and an increasing number of’ Manhattan based buyers leaving the city for the wonderful allure and appeal of Westchester. “Making Strides Against Breast Cancer Walk” 2013

With our Larchmont office having sold over $304 Million for the year to-date, it seemed only fitting to call our Breast Cancer Fund Raising Team “Team Larchmont!”  Our great manager, Debbie Doern, served breakfast at our meeting on Wednesday, but I could not forget Edie Roth, an associate and a great agent, who had just made a very generous donation to the ‘Team’.

Real Estate Market Report Six Months Ended 9/15/2013 Davis Elementary School, New Rochelle 10804 & 10538

Fall 2012 New RochelleThe Davis Elementary School is comprised of the area close to the Davis Elementary School,  Larchmont Woods , the Beechmont area, and parts of the Historic District too.

There are currently 37 Active Properties on the market ranging in price from $459,000 to $689,000 in the available properties priced up to $900,000.

davis 3 001There are 9 properties in Conditional Contract, 1  Pending , and 61 properties have sold in the past 6 months. The lowest sales price was $90,000 (Oh my!), the Median Sales price was $577,000 and the highest sales price was $878,000. The price per sold sq. ft. was $262.53. However, that is also based on those lower sales prices. Once again, if I were preparing a comparative market analysis, I would not only be looking to the same elementary school, but also neighboring streets and similar properties..  For example, if I were just to look to the homes in the close vicinity of the Davis Elementary School, then the price per sold square foot would be $297.18. Also, home in the Larchmont Woods area historically sell for more also due to their close proximity to Larchmont and its village and trains. If I were to look at price per sold square foot  for the Larchmont Woods and Beechmont area, then the sold price per square foot would be $319.36 .   There were 4 properties sold at list price, and 10 properties that sold over list price, a strong indication that the market rebounded this past spring. A great tme in which to list one’s home and to also buy – for the mortgage rates are still low.

For the same time period a year ago, there were 31 sold properties, with a low of $380,000, a Median sales price of $610,000, and High Sales price of $845,000. The sold price per square foot was $284. If I were to break it down to areas, the Davis School immediate area was $264.63, and the Larchmont Woods area was $314.66.

Market Report – Six Months Ended 9/15/2013 -10801 Zip Code – New Rochelle

front satThe 10801 zip code encompasses the Jefferson Elementary School, Colombus School, the  Webster School and some homes in the Davis Elementary School. If I were seeking to look at recently sold homes for  a particular home, I would first seek the same homes in similar size, and same elementary school and then zip code. Since there are not too many homes in this zip code, for the purpose of this report, I have just included the homes in the Columbus, Trinity, Jefferson & Webster School Districts.

There are currently 43 Active Listings in the 10801 zip code, 8 homes in Contract, 3 homes pending and 25 homes sold in the past 6 months.  The low sales price was $265,000, Median Sales price was $530,000 and the High sales price was $839,000. The price per sold square foot was $266.10. There were 3 properties that sold over list price, and 2 properties that sold at list price.

10801 for acive rain 001As a comparison, for the same time period a year ago, there were 28 sold properties, with a low sales price of $169.37, Median Sales price of $438.722 and a high sales price of $850,000. The price per sold square foot was $227.90 which informs us that while there were a few more homes sold, the sales prices were lower when we look at price per sold sq. ft. It is a good time in which to purchase based on the low mortgage rates, and a good time in which to sell based on the lower inventory!
