Market Report – Six Months Ended 9/15/2013 – 10805 Zip Code

New Rochelle’s 10805 Zip Code encompasses as a rule the Waterfront area, the Trinity Elementary School, and Jefferson Elementary School. If I were looking at recent sold properties for a comparative market analysis , I would (of course) be first seeking ‘comps’ in the smae zip code and elementary school. For the purpose of this report, I have just used the same zip code as there are fewer properties. The report contains all price points.

There are currently 24 Active listings with a low price of $299,000, Median price of $529,499, and a high price of $2,490,000. There are 3 pepole in contract with a low price of $319,000, Median price of $374,500 and a high price of $ 539,021. 12 Properties have been sold these past 6 months with a low price of $250,000, Median price of $454,000 and a high sold price of $954,000. The price per sold square foot is currently $258.68.

Conversely, a year ago for the same time period, 14 properties were sold, with a low price of $179,000, Median sold price of $525,000 and a high sold price of $1,600,000. The price per sold square footage was $236.97. Obviously prices are on the rise with a higher price per square foot. All good! A great time to purchase because of those low interest rates, but also a great time in which to sell!

Market Report New Rochelle $300,000 -$600,000 10804 – last 6 months – September 15th

The 10804 Zip code features homes in the Larchmont Woods area, Paine Heights, Wykagyl Park, Forest Heights, Wykagyl Estates, Bayberry area , Northfield area, Pinebrook Estates area, and the Bonnie Crest area.  The price point of $300,000 – $600,000 does not, as a rule pertain to many of those areas where homes usually cost more. There are also several Elementary Schools in the 10804 zip code. This report pertains to the Ward  Elementary School.

There are currently 12 available homes on the market priced between $300,000 – $600,000 , 2 in contract, 5 Pending  and 29 sold properties.

The price per (sold) square foot is $274.58, Low Price is $360,000, High $599,050 and Median Sales price is $539,900.

There were 3 properties that sold at list price, and 3 that sold over list price,  indicating a strong spring market. This was due to low interest rates, and a smaller inventory.

For the same time period last year, there were 27 homes sold with a high of $600,000, low of $340,000 and Median sales price of $495,000.  The price per sold square foot was $231.73. So, this year is a definite improvement over last year.

The Youth Tackle League of New Rochelle- the 2013 Season has Started!

While the season officially started a week ago on September 8th in New Jersey, the first New Rochelle Youth Tackle League home game was yesterday at the Joseph Fosina Football field at the old City Park (and now William ‘Brud’ Flowers Park).

My middle son, A.J., used to play football, and it was wonderful to pop in to see  the old familiar football color, the excitement, the parents, and the volunteers hard at work. Mr. Joseph Fosina was also on hand, and he kindly spoke to me for the video. The teams were playing Eastchester yesterday morning, and the New Rochelle Youth Tackle League had won the first two games, but the 10-11 year old team (Pee Wees)  were down 6-0 while I was there…  BUT, it was only the second quarter, and I am hoping that changed after I left!

Paw’s Place, New Rochelle 10804 & I met a wonderful pooch seeking adoption..

Copper!I decided to take my dog, Binky – the Binkmeister, the Binkaroony to Paw’s Place this morning instead of taking him for a walk. I have an open house today, an appointment afterwards, and I wanted to take a video of a local event later this morning also, so my pooch will be left to my husband and sons who I hope will walk him later!

The sun was out, it was a wonderful cool morning, and so off we went… Not too many smaller dogs, but we did come across an adorable basset hound , Copper,- who happens to be seeking that forever home. His owner had to give him up, and luckily he found his way to a a great volunteer at the Larchmont Pet Rescue organization. (So many wonderful volunteers there).. Here is Copper’s link ..  He is 53 lbs small (ha!).. is a pure breed with AKC papers.  He is a real couch potato I understand…Poster2

Third Annual Wine & Cheese Pairing – Larchmont Manor 10538

Matt Kelley of Thoroughbred Title Services was hosting his third Annual Wine & Cheese Pairing at a beautiful home owned by our Mary Gail Barry from the Larchmont Manor.  The guests? The Houlihan Lawrence Larchmont office, and the evening was delightful.

The fall (real estate) season has started, and what better way to celebrate than to imbibe some wine and cheese with friends while we are discussing our new listings and sales. The Houlihan Lawrence Larchmont office is doing so well, and the evening celebrated that fact also.

Bucheron – a Goat’s cheese  – tangy and creamy Hudson Valley Camembert – 95% Sheep’s Milk, 5% Cow’s Milk – a soft creamy cheese – comes from Old Chatham, N.Y.
served with a 2011 Parusso Langhe Bianco ($16.99)
2012 Commanderie de Bargemone Rose  ( $14.99) served with
Ossau Iraty –  aged raw sheep’s milk cheese from the French Pyranees, bold
Robiola – soft Italian cheese –  a mixture of Sheep’s and cow’s milk – from Piedmont

Tarentaise – aged raw cow’s milk from Vermont

Kinsman Ridge – raw milk tome  from New Hampshire, aged in the cellars at Jasper Hill – So much more than a brie/camembert. These cheeses were served with a 2009 Chateau De Lancyre Pic St. Loup..  – it was superb. Mellow, and rich and just $18.99 a bottle.

The Fourth wine, a 2010 Petalos, Bierzo ($17.99) was from Galicia, Spain and was a perfect accompaniment for the following cheeses:

A Great Hill Blue  -raw cow’s milk cheese from Marion, Ma. young & tangy.. not too strong and Ewe’s Blue – another cheese from Old Chatham, N.Y. in the Roquefort style… but creamier and softer, and with a different finish than the cow’s milk blue .

Mary Gail had made a wonderful fig butter the night before from figs, butter and honey and this was served with the Ewe’s blue.. perfect!

What can I say!

Tommy LaBella’s Sky’s The Limit Fund – 2013 – William “Brud” Flowers Park, New Rochelle

It was so sunny, the sky was so blue -true blue (dare I say red white and blue ).. and I guess it lead me to the old City Park  and now “William ‘Brud’ Flowers Park ” where I saw teams warming up for a tournament. Nothing knew here, the park is simply gorgeous since it’s renovation and thanks to our City Council, (I can recall my middle son crawling through broken glass when he was training for the Youth Tackle League way back when), but this weekend, I saw a tournament in progress. While I arrived as the tournament was being set up, I could readily observe the energy and dedication of the volunteers involved.

It was the “Tommy LaBella’s Sky’s the Limit Fund.” 16 Westchester teams competing against each other in a friendly (but always competitive spirit) with the proceeds going towards a worthy charity. That is what makes Westchester (and the U.S.)  great.

New Rochelle Tackle League – 2013

The 2013 season started today in New Jersey! The first home game for the New Rochelle Youth Tackle League will be on Sunday, September 15th, 2013. However, yours truly popped by the Joe Fosina Field this weekend to see the teams hard at practice. Practice always makes perfect, and this football league knows just how to do that!

Join me for a VERY quick tour of the Larchmont Manor Park 10538

    I was meeting clients the other day, but could NOT resist the beautiful weather, and so made a quick diversion to the Larchmont Manor Park  (established in 1892).  While this video is very short,  it does capture the tranquility, beauty and one of the many reasons, people love to live in the Manor, 10538!

A Rental, 10538, A Sale 10804 & a Pet Adoption…..

I recently listed a very nice home in Larchmont ,10538 for rent. The owners,  (and now friends) a lovely young couple who were relocating,  could not take their beloved dog of 4 years to their new apartment. They knew of no-one who could take the dog and they also wanted to make sure that a special family would be adopting their pooch. I immediately suggested that I would put out feelers about adoption within my area offices (we have a wonderful network), but the owner could not emotionally address the issue at first…hoping against hope that something would change …. but it didn’t.

Three weeks before they were going to leave their home, and on my way to a  closing on a lovely property in New Rochelle,  I stopped by the rental property and asked to take a pic of the pooch. While we were at the closing,  I cheekily asked that now they have the perfect home, would they be interested in the perfect dog? I showed them a photo of the beautiful pet, who is so gentle, sweet and just great, and they immediately fell in love.  I suggested that we pop over to my friend’s home to meet the dog after the closing,  and that is what we did. They all liked each other at first sight, and over the course of the ensuing few weeks, the new family gradually introduced the pooch into their home to meet the children, and to make the process as easy as possible for all.  The pet has now been lovingly ensconced into the new home for several weeks now, and the new owners and children are enjoying him greatly. They love him, and give updates all of the time to the past owners.

I am so glad it worked out for all concerned.
