IMG_20150715_202239735_HDRRE Vamp started as a monthly networking group where you could ‘dine and opine’ and then, we all became friends on Facebook, got to know one another, and in liking one another, looked forward to our monthly discussions. The discussions would range from Multiple Bidding, Agency Disclosure, SEO, and everything real estate related. Our group consists of Realtors, a Floor Specialist, Inspectors, Mortgage Lenders, Title Companies,  Broker Owners, Managers,  Insurance Specialists, Attorneys, Mold remediation specialists, Credit repair specialists,  Interior Designers, and so forth. Because it is fun, we learn, we laugh, we argue. We can now obtain Continuing Education Credits for taking part also! How bad is that!IMG_20150715_192522822_HDR

This past Wednesday was our second annual “RE Vamp” Barbecue party, one of only 2 events where we don’t have discussions. It was well attended, and I am seeing some new members too. Like last year, this RED event was held at the Knollwood Country Club in Elmsford where the food was good, plentiful and the company sublime!

Who doesn’t enjoy a free concert, while you sit with friends and loved ones?  Today is breezy, no or relatively no humidity, and it promises to be great!

7 p.m. to 8: 30 p.m. tonight at the Library Green, you can enjoy the music by Jose Fajardo, Jr. & His Orchestra. Jose is a musician, bandleader, singer and the son of the legendary Cuban orchestra leader “Flute King”. Watch him live and enjoy!

Happy Bastille Day – New Rochelle – a City of History

New Rochelle was founded by the Huguenots over 300 years ago in their pursuit of religious freedom from France. New Rochelle is so proud of its history. SO many facts, so many details. Bastille Day, of course was on July 14th,  1790 – a different part of history but since today is July 14th, it is a good reason to listen one of the songs from my favorite musical “Les Miserables!”

Did you know that many towns and villages in Westchester also have Historical Societies? Eastchester,  Dobbs Ferry, Hastings, etc.

Become involved, join and be a part of history also!

Free CONCERT Monday July 13th, 2015 at Memorial Park 7 p.m.

What can be better than being able to purchase some Barbecue right before a great outdoor concert!  Such is the case for tomorrow, Monday July 13th at 6 p.m.  at Memorial Park (Myrtle Boulevard opposite the train station)  in Larchmont.  The concert starts at 7 p.m,  and tomorrow night will be featuring “Stax of Soul.”  and you hear some great songs as sung by  Otis Redding, Wilson Pickett, Booker-T, Eddie Floyd. Date Night in Larchmont on July 23rd, 5-8 p.m. 2015!

untitledThe Larchmont Chamber of Commerce meets once a month, but there are always many conversations and meetings in between to help ensure Larchmont be seen as the vibrant village it is!  Carolyn Fugere as the President of the Chamber of Commerce works tirelessly along with her Board Members to create ways in which to help the many stores and restaurants in the area. One such suggestion was to have a ‘date night!” It was thought that when people arrive home from work, the stores are all closed, and they don’t have the opportunity to go shopping with or without their loved ones. What better way to promote the stores than to announce that not only will the stores be open later on a specific night, but will embrace  the ‘dates’ with gift raffles and ‘strolling’ live music!

“Date Night” will be held on three different dates: July 23rd, August 27th and September 24th, 2015 from 5-8 p.m. Participating stores will have balloons !

Another great idea set into motion by the President of the Larchmont Chamber of Commerce, Carolyn Fugere who just so happens to be the Manager of the Julia B. Fee Sotheby’s Larchmont Office.

Larchmont is GREAT!

Central Elementary School 10538 Six Months Ending 6/30/2015 Market Stats

Harbor-Island-Park-with-treeThe desirable Orienta area is all encompassed into the Central Elementary School, and its small school classroom size has long been an area favorite.

As of June 30th, 2015 there were 19 available single family homes ranging in price from $509,000 to $9,900,000, with 15 single family homes in contract ranging in price from $609,000 to $5,450,000, and there were 25 sold properties ranging in price from $$315,000 to $7,350,000. The Median price per square foot was $456.21, and the sales price to original list price was 99.25% .  There were 9 homes that sold over list price.

Chatsworth Avenue 10538 Single Family Home Sales six months ending 6/30/2015

IMG_20140917_110340942A GREAT time in which to sell and buy a home in Larchmont, 10538. There are three elementary schools, one  of which is the Chatsworth Elementary School. The homes in this school area usually  cover the village and Larchmont Manor.

There were 28 available single family homes available as of June 30th, 2015 ranging in listing price of $350,000 to $10,000,000. There were 22 single family homes in contract ranging in price from $529,000 to $4,100,000, and there were 43 Single Family homes sold by June 30th, 2015. The home sales prices ranged in price from $410,000 to $5,787,500. The Median sales price was $1,450,000,  with an average price per square foot of $580.16 and a sales price to original list price ratio of 99.11%.  Of the 43 single family homes sold, 18 of those homes sold over list price, once again indicative of a strong Larchmont market.

6 Month Real Estate Market update -Mamaroneck Elementary School 10543 2015

IMG_20131018_125643_680The Mamaroneck Avenue Elementary School  continues to excel! Not only that, but Mamaroneck was named one of the best New York towns in which to reside.  There are currently 15 single family homes available to purchase as of June 30th, 2015 ranging in list price of $279,900 to $6,495,000, 13 properties in contract ranging in price from $$595,000 to$1,710,000, and there were 19 sold properties ranging in price from $345,000 to $3,535,000.  The Median Sales price was $732,000 with an average price per square foot of $333.21. It is so obvious (as with all of the reports I have written) that the spring market portrays higher sales prices.

The sales price to original list price was 96.50%.

Real Estate Market Update Rye Neck School District Six Months Ending 6/30/2015

DSC02549With the Valedictorian from the Rye Neck High School attending Duke University  in the fall, and the Salutatorian attending the New York University Stern School of Business, it is obvious why parents and students alike are liking the Rye Neck School District. As of June 30th, 2015 there were 26 active single family  homes  ranging in price from $175,000 to $12,800,000 (Yes!), 20 properties in contracts ranging in price from $525,000 to $3,095,000, and 27 properties have sold ranging in price from $300,000 to $3,170,000. The Median sales price was $877,500, with a sales price to original  list price of 94.83%. Rye Neck   Larchmont is GREAT!
