CNN – Can Failure Help Your Career?

As a Realtor, I wish to be informed, and in being informed, I read relevant articles, join relevant groups on various sites, one such site being LinkedIn“Professional Women’s Network Powered by CNN” .  There was a recent article on how women dealt with failure .   The article basically asked well known and very accomplished/established ladies (Christine Lagarde, Arianna Huffington, Zaha Hadid, Zhang Xin, Mosunmola Abudu and  Martha Stewart)  how they had dealt with failure through their careers, and whether they deemed it a positive or a negative experience. http://edition.cnn.com/2015/01/14/business/failing-good-career/index.html  . Yours truly (along with many others) wrote a comment.. I was honored to be contacted by Stephanie Busari (Supervising Producer CNN.com Special Projects), asking if she could use a portion of my comment! Oh my goodness! Of course! As I reflect on 2014, I would describe it as being a year of positive Private_beachchange in the real estate market. Home prices were up, even if the number of sales were down, with prices in some areas  such as in Larchmont at 2004 prices and cities across the country ( Case-Shiller Home Price Indices) . Mortgage rates were low, and are still very low, and I am hearing they will remain so for at least the next 6 months so still a great time in which to purchase a home.

Brad Whitman, Founding Partner of Renovus Capital  quotes “The U.S. enters 2015 coming off of the strongest GDP growth numbers in more than a decade.  With the recent decline in oil prices easing inflationary concerns, interest rates are expected to remain low by historical standards.  Both factors suggest a strong housing market for 2015.”

More agents are utilizing Stagers, professional photography are used by every good agent  (with drones being put on hold for privacy issues),  but aerial photography is increasing, sunset photos too (although agents must be careful not to give that haunted house feel. An associate of mine was actually contacted by a representative of Stephen King wishing to use the house.. Perhaps it was a joke, but some homes if not well lit at dusk can look quite scary!)  I am seeing so many commercials being filmed in New Rochelle, a long time favorite of movie companies and advertising agencies alike due to the close proximity to New York City.. I saw a great Xmas commercial being filmed a few months ago.. It was 70 degrees and October  but they  covered the house in fake snow!

DocUSign  has never been more popular and ever evolving and so many people are now utilizing this great product. 2014 also brought increased safety concerns, and new safety measures for Realtors with open house visitors being requested to show Driver’s Licenses before entry… and when you consider the fact that agents are inviting them into a home under their watch – why not?

Dear Mr. & Mrs. Seller – You had 2000 Visitors this month!

 

29 Malysana Lane29 Malysana Lane The very first ‘visit‘ to a seller’s home is via the internet. Potential buyers and agents will look at the details of course, and the photos, video, area information, location, etc. If they like what they see, they will look more in depth – perhaps look at the tour, listen to the narration if you have one (such as is offered on the Julia B. Fee Sotheby’s web site)….seek out the listing on Youtube….. and then they make the appointment.
I live in New Rochelle, and my office is in Larchmont and so I am privileged to sell properties in both areas.  I have the best of both worlds!  New Rochelle and Larchmont are just 30-35 minutes from New York City, and I try to attract buyers from the city (of course) , abroad (of course) and locally (of course!) for my properties.
I have 2 websites, and I am able to see at a glance exactly how many visitors have viewed my clients’ homes  via the internet.  It is interesting how you can see when it was a holiday weekend, and how the ‘visits’ declined.. and it is also a great barometer as to what is happening in the world too and the pulse of the market place…I email the unique visitors’ information to my clients each week -or drop it off as the case may be (if they are older and do not have internet access), but it is just another way of demonstrating to my clients…. that while they might have not have had too many appointments, there were X amount of ‘unique’ visitors to the house via the internet – or not… and perhaps we should address a possible price adjustment.  Depending upon the area, and sometimes lack of appointments, but with a steady stream of internet visitors, it is obvious that some buyers  are waiting for the price to be adjusted.  Some agents might say that the market is ‘dead’ ; there are no buyers, but we can see what is happening with those website visitors. I know they are ‘out there’ but they are waiting for the price of the property to reach their comfort level. With the website unique internet visitor info, I can then inform my sellers accordingly. Conversely, if we are having a multitude of appointments,   wonderful unique visitors on the site, bids expected, then that also informs us that all is okay…..
I have sold several properties only to learn after the fact that someone was upset it had sold – because they had been ‘watching’ it on the internet…. “Why didn’t you come and visit, and then place a bid I would ask”   In one case someone said “Well, I was waiting for the price to be reduced. ” In that scenario,  they had viewed the market as being soft, thought they knew better, and so their logic was to wait for the property price to be lowered.  That logic sometimes amazes me for if you are waiting for the price to be lowered so much, so are 10 other people, and once your perfect home reaches its perfect price for you ( if it ever does ), you are risking being involved in a multiple bidding situation,  and you will still end paying more for the home if you are lucky enough to have that winning bid. It is better to step forward, perhaps pay a few thousand more than you would have liked at the time, but ultimately being happy and ending up with the house of your dreams.  Over the course of a mortgage, those extra few thousand dollars you paid initially will be absorbed as the value of the home increases.
Of course, pricing a home correctly in the first place will ensure more visitors at the house itself, with hopefully many bids! The first two weeks of any listing are the most important, garnering the most attention. After a few weeks, buyers tend to see the property as being ‘stale.’ Many sellers will wish to ‘try’ a price, but beware. The market will soon let you know where you stand. No appointments. Priced too high.  Internet visitors galore, no visitors. Priced too high!
A key component when marketing a home are the photos too…  I always like to use a professional photographer.. He/she can take the best angles, utilize the best lighting….. Our goal is to draw as many people as we can to the house, but if the photos aren’t nice.. then they move on…. Larchmont and New Rochelle are GREAT!

What does $999,000 buy in Larchmont 10538?

Not only is it close to the city, but Larchmont Village itself is within walking distance from many homes.  The village offers casual to upscale restaurants, a movie theatre, several gyms, great parks, and if you are fortunate enough,  and live in the Manor, there is a beach too!

I had the privilege of representing buyers in a home featuring the Murray Avenue Elementary School. 20 Bonnie Way. Located on 0.43 of an acre, this 5 bedroom , 2480 square foot home was one of 10 similarly sized properties that sold in the past 6 months in this area.  The lowest priced home was sold for $927,000, and was 4 bedrooms and 2322 square feet, with the highest priced home selling for $1,525,000 and featured 4 bedrooms, and 2630 square feet.  The properties in Larchmont are always in demand with multiple bids being the norm. Buyers should always prepare for that scenario, and be prepared to bid at list price, or over, and to be creative in their bidding.  Homes were selling for $466.16 per square foot which would mean 20 Bonnie Way at 2480 square feet X $466.16 = $1,156,076 … so $999,000 (with multiple bidding) was all good..
