Property values have increased to great proportions in India where  many corporations both in finance and industry are located. Accordingly,  it is  now estimated that approximately  3 million non resident Indians reside in the United States  and is the second largest Asian group in the U.S. with the SIR (Sotheby’s International Real Estate) network providing  access to 45% of the global non resident Indian population.  Indians own 50% of all economy lodges and 35% of all hotels in the U.S. which have a combined market value of almost $40 Billion. There are top  Indian CEO’s in the US:  Satya Nadella (Microsoft), Indira  Nooyi  (Pepsico), Ajay Banga (MasterCard), Anshuman Jain (Deutsche Bank), Vikram Pandit (,Portman Square Capital), and  Sanjay Jha (Global Foundries) just to name a few..

The owner’s objective in reaching out to Shamim, Nayna and Inaam was to cultivate a business model between the two cultures with Sotheby’s Realtors who are experienced,  and well versed in serving International clients, and who can converse in Hindi as well as English, enabling the clientele to feel comfortable in every aspect.

Shamim has been in real estate for over 20 years, has resided in Westchester for over 26 years, and has also lived in Asia, Europe, Africa and the Middle East. Shamim has a degree in Psychology, and has an in-depth understanding of  the different cultures,  thus softening and assisting in the culture shock between the different countries, and being able to relate well with her International clientele.

Nayna (whose father was the President of the Indian stock Exchange), has such a rich and interesting history, it is worthy of a novel!  In chatting with her, I had mentioned that I was revisiting in my late night reading a wonderful book entitled  “Freedom at Midnight”  by Larry Collins and Dominique Lapierre (Published in 1975). Nayna responded  “Bapu Gandhi?  Oh, I knew him when I was a little girl!” Excuse me?  Nayna knew Mahatma Gandhi when she was a very young 2 1/2 years of age until she was 7. She reflected on a vivid memory wherein she would give the spiritual leader a silver rupee for the poor whenever she would see him.  It became a little ritual between them. One evening, she was digging into her pocket, and she could not find that silver rupee (there was a hole there and it had fallen out). When she saw the Mahatma in a procession a few days later,  he stopped the procession and  asked her (jokingly) for that silver rupee…. and then asked her to join in the procession. Nayna did so, holding his walking stick in her left hand, and after  a few minutes they were joined by  Jawharlal Nehru who took her  right hand and they finished the procession together. Nayna has over 30 years of real estate experience and holds the coveted CIPS Designation ( Certified International  Property Specialist), and also holds a degree in Economics and Accounting which has served her well in her real estate field.

Inaam was born and raised in the United States, yet has roots in South Asia and speaks Hindi. He holds a degree in Marketing Management, and at the age of 31, represents the largest group of consumers in the marketplace today, the Millennial generation, thus providing insight into generational spending patterns, needs, wants and priorities. As one of the youngest Associate Brokers in the company, Inaam has already 10 years of real estate experience under his belt, and is a rising star in the Julia B. Fee Sotheby’s Scarsdale office.

Exciting Changes in New Rochelle 2015

10980150_10205870873476646_520369485014606612_oWhenever I attend public events, my intention is always to run back to my office, and write a post about it. Sometimes, work gets in the way (smile!). SO, while this post is a week late (ouch), I thought I would be remiss if I didn’t post some photos, and a quick synopsis of what promises to be  great changes in our wonderful city – New Rochelle!  Realtors in the area were invited to learn about the new plans to help create a new urban lifestyle, to attract people to the city through better transit access, easy walkability, to catalyze job creation and growth (employing only locals), providing attractive housing options that would focus on young professionals and empty nesters, and to target the demographics who would like that kind of living.  The project would be very sustainable and green with iconic architecture that would inspire civic pride, and would provide net positive tax results being very special and unique to New Rochelle. One of the purposes for the meeting was to involve the Realtor community to spread the word, as change can only evolve though everyone’s input and suggestions. For example, would you like a town square surrounded by cafes/shops ? Then the city needs to hear from you.  It is hoped that the initial planning stage would only be to the end of this year, and the project(s) would commence  in 2016 .DSC04362

They touched upon displacement of current businesses or residents which is not their intent, and eminent domain would not be utilized.

IMG_20150206_141321210_HDRIn attendance was Mayor Noam BramsomLuiz Aragon, and executives from the companies that had won the bid to help create a new model of development in our downtown. The planning costs are being underwritten by the two companies  RXR  Realty and Renaissance Downtowns who spoke of their  vision to the audience of Realtors.    Seth Pinsky of RXR Realty  spoke so inspiringly of what his company envisions for the city together with Sean McClean  who is Vice President of Planning & Devlopment  at  Renaissance Downtowns, and who also spoke with great enthusiasm .

Finding Yia Yia – as told by Angela Derecas Taylor

angela 1I met Angela through the City of New Rochelle’s Mayor’s office, and have always known her to be both intelligent and competent in all of her endeavors. So, when I was invited to listen to her speak this past week at the Larchmont Avenue Church through an “At Home on the Sound” event,  it seemed like an easy decision to make.

ANgela 2The afternoon’s event commenced with tea, coffee and delicious home baked pastries and cakes at 3:30 p.m.,  with  Ellie Fredston ( one of the Directors),angela 4 introducing Angela.    Angela’s vivacity and gift of story telling won the audience of over 60 people, as she recounted her sad tale. She grew up loving her grand father, and did not know until after his death that he had murdered his young wife, stabbing her 43 times. Angela’s perspective on her family’s dynamics changed, and as she grew older, she wanted to learn as much as she could about the tragedy. Since I could never recount the story as well as Angela, I will just direct you to her site, “Finding Yia Yia-  A Greek Tragedy” so you can learn directly from her what her long journey has involved, and how it has evolved into a enthralling, riveting  story.

30 GREAT Networking Ideas – by the Larchmont Chamber of Commerce

DSC04376It was both a great idea, and a wonderful event! Where?  Tequila  Sunrise located at 145 Larchmont Avenue (914-834-6378). The event?  A Speed Networking Event as suggested by Theresa Viti-Finck of TD Bank . With Valentine’s Day around the corner ,  it just seemed the perfect way to celebrate a cold and wintry Thursday evening, and yet have fun.  Carolyn Fugere, President of the Larchmont Chamber of Commerce (and also Manager of the Julia B. Fee Sotheby’s Larchmont office), and her very active Board, promptly agreed, and so over 30 businesses and Chamber of Commerce members (and their guests) attended the event (6 pm – 7:30 pm) where for just $15, we enjoyed some aperitifs, hors-d’oeuvres and good conversation.

Carolyn discussed future events (all sounding wonderful), praised the increase of membership due to the Board Members hard work and dedication, and how there are more ‘likes’ on the web site -thanks to Megan McCarthy of Coldwell-Banker who is in charge of the site. Definitely a team effort, but a very worthwhile one.  Solar energy was also discussed. It was immensely enjoyable!  With speed networking being the topic, it was suggested that each participant introduce themselves, their business, and how they can better help each other  all in one and half minutes each. DSC04368

I was able to sit and chat with Nancy and her husband from ‘The Flower Bar”. I had the pleasure of interviewing Nancy the other week when writing a post about her store, but learned yesterday how she is a member of the Larchmont Yacht Club, which is great to know if you are planning a wedding there. I sat with Fran Mannix of “Children’s Creative Corner” located at 7 Addison Street,  Willie Sullivan of “Tile Design of Westchester” also located at 7 Addison Street, Edward Fitzpatrick of Fitzpatrick Design, Inc. (custom carpentry and kitchen design), Mary Jo Franze, Marketing Director of ‘Online Marketing Solutions’,  Nancy Davilman of ND Interiors, LLC, Vonnie Sullivan of  the “Village Mercantile”,   Jaine Elkind Eney, Esq, Lisa Sangster, Helen Propersi, Michele Wenzler, Diana Schwatka, from the Julia B. Fee Sotheby’s office, Marsha Pilat Davis, Phyllis Jacobs, Dee Van Eyck, and I could go on and on! I did mention there were over 30 Great networking ideas (people!)..

The Flower Bar, Larchmont, 10538 – 4 years Young and Blooming!

DSC04356DSC04357It was no hardship visiting the Flower Bar this past week. There was a happy  and energetic  air to this wonderful floral oasis located at 11 Addison Street, Larchmont, N.Y. 10538 (914) 834-4900. I met with Nancy White, the President and owner of The Flower Bar, and she shared some wonderful statistics and facts about her store, and the floral world.

Nancy empathized quality, that was prevalent throughout our interview. Nancy has ordered 1500 roses in preparation for Valentine’s Day, and while I was there, she took several orders . Of course,  as would be expected, over half of the roses ordered are red. Nancy  purchases a special rose called “Freedom”, which is ordered from only the very best nurseries in Ecuador.  Special planes must be commissioned to bring the flowers into the country, and then they return empty which basically means the freight expense must be paid for both trips thus making those Valentine’s Day roses more expensive for all.DSC04359

However, Nancy’s roses are chosen for their large heads, size and  high petal count. While they are guaranteed to  last for 5-7 days, if treated well, they have been known to last up to several weeks.

Pink roses are always popular as well, and Nancy likes a soft pink varietal called “Faith”, a typical pink called “Floyd” and  a tropical pink called “Sweet Unique”.

Tulips are also popular, and with spring in my mind, I then asked what were the busiest times of the year in which purchases are made. Mother’s Day  was Number One, followed by Valentine’s Day, and then Thanksgiving. I was surprised to hear that women are the largest purchases of flowers ( a subtle hint here to our male companions) . Weddings are more popular in the summer (no surprise), and of course flowers are always ordered for Christenings, Bat and Bar Mitzvahs, and special occasions. Nancy also supplies local restaurants like Madison Kitchen to  enhance their ambiance. The Flower Bar also supplies all of the flowers at  Neiman Marcus in White Plains.

In trying to best serve her clientele, and based upon the many requests she has had, Nancy also features  “Wine and Design Parties”  for small groups of about 6-12 people where you can enjoy a glass of wine, some tasty nibbles and learn about the artistry of floral arrangement.  Nancy has also extended that offering to children’s parties with the suggested age commencing between 8-10 years of age.

Another popular idea is the “Random Bouquet.”  A  seasonal hand-tied bouquet is sent to that special someone on a random day of the month for a year or more for just $40 a month. Nancy will always confirm the delivery date by email to the person ordering the Random Bouquet just to ensure that the recipient is both in town, and  available.

Nancy was wonderful to meet with, and it is no surprise to learn of her success. Having just celebrated her 4th Anniversary at The Flower Bar  (2/1/2015),  she has just acquired the goodwill, phone number and  customer list from “Larchmont Floral Design” whose owner has retired after many happy years.

Nancy grew up in Larchmont and is involved within the community. Nancy serves as President  of the Larchmont Historical Society as well as being on the  Larchmont 125 Committee. She is on the Board of Larchmont/Mamaroneck Summit and  the Larchmont Chamber of Commerce.

My Manager, Carolyn Fugere, is the President this year  of the Larchmont Chamber of Commerce.   The Larchmont Chamber of Commerce strives to create a stronger local economy; through shop Larchmont NY business and community events, and growth strategies. ”

Forest Heights Neighborhood Association Annual Winter Dinner 2/7/2015

IMG_20150201_134933012_HDRI love New Rochelle! How many times can I repeat that simple phrase. I was showing a lovely home in the area to clients, and we happened upon Barbara Reguero, who is  in charge of the current Forest Heights Neighborhood Association Newsletter.  (The Co-Presidents are Tara Fishler and Karen O’Brien).  You could see and feel the energy and enthusiasm that Barbara has for the Association and for her neighbors.  With over 90% of the Neighborhood paying their dues ( no small feat) of $50 a year,  she explained how they were able to accomplish that.  Once the neighbors realized what that $50 covered each year ( maintaining the islands, covering costs for the  yearly neighborhood block party and offsetting costs for the Annual Forest Heights Winter Dinner,  the home owners realized they were paying a very small amount to  both keep their neighborhood a community – a community where you know each other’s names as you all socialize with each other, and how in having that community, it is a wonderful, viable selling point for future home owners. Barbara mentioned that the  Winter Dinner has been a tradition for 100 years. I think that statement speaks for itself with regards to our wonderful neighborhood. Julia B FeeI happen to live on Paine Avenue where we also have a Neighborhood Association – the Paine Heights Neighborhood Association which is run by our President, Martha McCann.

This year’s Winter Dinner (the neighbors all take turns) is for adults only, is a much appreciated. highly anticipated event. I can understand why. Cheers to Barbara, and here is to the Association having a super evening.

Relocation, Sotheby’s and world wide Stats..

Julia B Fee we b sttasI had to share some interesting stats and how it all correlates and is relevant to Sotheby’s (I think!). Firstly, I read this morning how Qatar has just purchased Canary Wharf  – which happens to be London’s Banking District  (Qatar Investment Authority and U.S. investor Brookfield Property Partners (BPY) are buying Songbird Estates, which owns Canary Wharf, for 2.6 billion pounds ($4 billion) Courtesy CNN Money.

I also read how real estate in London is also booming.  ( The real estate boom has added $1.5 trillion to the value of British homes over the past five years and left London residential property worth as much as Brazil’s economy.  Courtesy of CNN Money ) .

56Which then leads me to point out in my own subtle way that with Sotheby’s web site visitors out surpassing our competition, with visitors from around the globe (and Sotheby’s has over 750 offices and growing), doesn’t  it make sense if you are relocating (or just moving), to utilize the huge resources of a known brand like Sotheby’s?  Did you know Julia B. Fee Sotheby’s (William Pitt  Sotheby’s) is THE largest affiliate in sales production worldwide?

It was also released yesterday that Sotheby’s has just introduced an elegant new publication entitled “Art & Home” which will be published 8 times a year, and where we will  be able to advertise our luxury properties.  Julia B. Sotheby’s –  the brand says it all!

Interview with the Staten Island Board of Realtor’s President -Elect …

header-logo-claire “As a Realtor, I meet some wonderful people on a  daily basis, and as a Certified Residential Specialist (Only 3-4% of the country’s Realtors hold this coveted designation), I meet many well qualified men and women, and who simply stand out in their field and who are exemplary individuals. Once such person is Claire Bisignano Chesnoff, the President Elect of the Staten Island Board of Realtors.  I had the opportunity to chat with Claire, and she kindly agreed to an interview with me for . I think we can all see how and why she is such a success, and her comments are certainly an inspiration to us all. I had to share them in a post.   Thank you Claire!

1) You had mentioned that being a CRS designee was one of the best decisions you ever made. Why?

” Being a CRS designee has brought my business to the next level and has afforded me the opportunity to meet and establish friendships with REALTORS all over the nation.   CRS gives agents the opportunity to add to their tool kit through the knowledge from classes. This expands  their scope in selling real estate.  As a CRS designee, I give my clients moving out of state peace of mind.  No matter where they chose to live,  I can introduce them to my real estate “clone” who will work just like me.  What I have found is that the CRS referral agents I have used have referred are like minded, very ethical and have strong real estate work habits.  It makes the transition to another city very smooth for clients.  Using a fellow CRS designee lets you put your head on the pillow at night knowing that your clients are in capable hands.”

2)  As a Certified Residential Specialist, you obviously seek to maximize the sales prices for all homes that you represent. You mentioned staging. As someone holding the ASP Designation,  can you elaborate a little on that subject?

“While CRS has given me the tools to be on the top of my game in residential real estate, being an International Accredited Staging Professional (IASP)  has put the icing on the cake.  While expert in pricing, marketing, financing and advertising, staging brings the ability to get the house from active to sold in record time.  As a home stager, I give the seller the opportunity to maximize their bottom line.  By presenting a home for showing which looks like those homes on network television such as HGTV, buyers are wowed and will act quickly to purchase.  Buyers will even pay a premium for a house that has been depersonalized—personal photos removed, with neutral decor and fresh paint.  Now buyers can visualize what their furniture will look like in the home.  They do not have to look beyond the clutter, wall paper and rooms with too much furniture.  “You never get a second chance to make a first impression”, is my mantra as well as “the devil is in the details”.  There is quite a bit of work involved for both the seller and agent but so well worth seeing a client’s face when presenting  offers close to or at asking price.”

3) When would you not call it staging?

“I would not call it staging in two instances.  One would be when I am putting a house on the market which as I call it just needs some “tweaking”.  These are sellers who live with no clutter, ornate furniture or photos of every family member they know.  This can make life easier for everyone.  Their punch list of things to do to place the house on the market is very short and may consist, for example, of removing extra pieces of furniture in the house.  If I am selling a luxury home,  I would speak of my services as getting the house ready for the market and explain how we live and how we sell our homes are not the same. Each instance needs to be handled differently.”

4)  You mentioned that you can create a ‘theme’ within a home be it seasonal, or otherwise.  What have been your sales stats as a result of your specialized marketing?

“Since I have included staging in my marketing plan, my stats have increased significantly.  Our average home which is placed on the market after staging is usually sold within days to a week close to or at asking price.  At times we have even had multiple offers.  When a buyer feels that they can make a home their own and do not have to wade through seeing clutter, bold colored paint, wall paper or oversized furniture to make their decision.   For the seller, it is usually an inexpensive fix,  mostly sweat equity on their part with little out of pocket. 5)  Do you ever have your properties televised?

“I have been the go to REALTOR for  two HGTV shows “What You Get For Your Money” and “Moving Up” for the Staten Island and Brooklyn,  New York markets.  As of yet, I have not had an opportunity to have any homes showcased although I am working on that.”

6) Do you represent just the luxury market or do you cover lesser priced properties also?

Although I am the only Certified Luxury Home Marketing Specialist , CLHMS on Staten Island and  in Brooklyn New York , I market and sell all price points.  If a seller has a need, I satisfy it.  Conversely if a buyer wants representation whether buying a studio cooperative apartment or a six bedroom center hall colonial, I will represent them.  I enjoy the challenge.  

 7) You are the President Elect for SIBOR..  what are your thoughts on your upcoming Presidency if any at this point?  

As President Elect of The Staten Island Board of Realtors I see my upcoming presidency as working with our membership to give them the edge in real estate by arming them with the proper tools for success.  My challenge would be to see each member of our association holding at least one real estate designation.  Attaining real estate designations, especially that of CRS, will increase their bottom line.  It is a win win situation.  Agents will become educated, make lasting friendships with referral agents and see their bottom line grow.

Westchester’s First Real Snow today – Saturday January 24th, 2015

IMG_20150124_091922343[1]IMG_20150124_075830718Not to be compared with Snow falls out in Park City where the Sundance Film Festival  is taking place and you would expect some snow, or in Europe,  nevertheless, we did experience some snow earlier today in Westchester where snow falls ranged between 3-6 ” depending upon where you  live.IMG_20150124_074551474_HDR

I had to take a few pics as I was traipsing through the heavy, wet snow earlier today with my pooch, Binky. Hating rain, he doesn’t mind the snow as much so all good! The snow was heavy, and there are warnings not to go near downed wires. As I was returned, the snow had turned to an icy rain.. A good day to sit by the fire, do some paperwork, or as in my case, show some lovely homes in New Rochelle and stay local!
