I had a wonderful listing the other year…. I say wonderful, as I really loved the home, and the home-owners…. The house had so many great attributes, and the home-owners made it very easy to show… However, Some of the feedback led to sloping floors on the second floor, and those ‘know-it-all- buyers said it was structural damage and would walk away… I suggested to the sellers that we have a pre-seller’s inspection from an engineer. What is that? Well, for a fraction of the cost of a ‘real inspection’ (in this case $250 compared to $750 in my area -there was a ‘special’) you can have a licensed inspector/engineer visit the house, and point out any problems so they can be addressed …In this particular case, I thought that since people were commenting on the sloping floors, it would be great to have that inspection report on display stating there was no structural issue… That inspection report stated just that…
Just another alternative to simplify the selling process… Have you ever had a pre-seller’s inspection?
