The CMA in an ever changing Real Estate Market

cropped-banner-with-manor-park-label.jpgWe have always been taught that to offer a true CMA (Comparative Market Analysis), we must look towards similarly sized properties, in a radius of one mile or same zip code, same elementary school, etc. that have sold in the last 3 – 6 months. Years ago, it was the past year, but with the then  economic climate going downhill on a continual basis, it slowly became 6 months, 3 months, and now back to 6 months.. I have even heard some appraisers compare to the past year in a complex…

That aside, what we are seeing in Larchmont for example. where we experienced so many multiple bids this past spring market, that those homes that are pending are  the NEW CMA stats. Nothing sold, but rumors abound, and so when pricing a home for listing purposes, or even for purchase.. we must now look at those homes in conditional contract, and that are pending as THOSE are the new comps…

In Larchmont, there are currently 14 properties priced between $1 Million to $3 Million that are in conditional contract, and 25 properties that are pending in that same price range (per the EAMLS as of 6/29/2013)…

While I was trying to price a home for purchase in the $1.6 range, the comparative (sold homes) were in the $1.3- $1.4 range  BUT when I looked towards those homes that are pending, they told a quite different story…

SO, in this ever changing market – we must also look to the future and not stay in the past…

Women’s Council of Realtors – June Breakfast Meeting – Empire Westchester Chapter

womens council of realtors 2This post is actually a week late in being posted BUT I would counter that with the little detail that I am in Real Estate, and my clients will always come first!

That being noted, I would be remiss if I didn’t write about the Women’s Council of Realtors – Empire Westchester Chapter Breakfast Meeting held at the Hilton Double Tree  Hotel in Tarrytown on June 17th, 2013 in which there was a panel discussion centering on “Embrace the Change – Again.”

The purpose of the meeting was to not only update the 173 attendees of past events (May 6th Fashion Show raising $22,400 “Coalition for the Hungry” and an upcoming cocktail party and other events), but to also post a panel discussion with market leaders ( Chris Meyers, womens council of realtors 3COO of Houlihan Lawrence,  Joe Rand, Better Homes & Garden Rand Realty, Laura Scott of Douglas Elliman, Westchester,  Leah Caro, Bronxville Ley Real Estate, LLC, Marcene Hedayati, William Raveis Legends Realty Group, Jason Wilson, Julia B. Fee Sotheby’s International Realty, Laura Acocella, Coldwell Banker Residential Brokerage, Gary Leogrande, Keller Williams NY Realty – all  commenting  on the current real estate market.  Phil Faranda of J. Phillip Real Estate, LLC.  was the ever witty and charming Moderator, and he did a great job both introducing the panel, and asking them thought provoking questions.womens council  realtors 1

Some of the points  made by the panel were:

1) With sellers obtaining quicker potential sales, they might lean towards discount brokers for representation feeling they do not need that full service, and so it is imperative to face that challenge with market knowledge and expertise.

2) Setting expectations with our clients at the first point of contact.  Informing the client “What’s going to happen .”  This will avoid  any lack of communication.

3) Interest rates are rising.  With increasing interest rates, 4% a month ago  could have perhaps allowed a buyer to purchase a home at $280,000. A month later that same buyer would only be able to purchase $218,000 and if the rates were to rise to 6.5% – it could actually then be $190,000.. Now, is a great time in which to purchase a home.

4) If we communicate any lack of faith in another broker, it can potentially sideline the transaction, and so we should all be careful of what we say and about whom. Keep focused.

womens council realtors 45) The real estate market is cyclable.  Transactions continue to rise now because of a low inventory, but the rise in prices are low.

6) Buyers feel they know  more than the agents and so it is imperative to provide value. Be the gate-keeper of the information. Be the market advisor.

7) Social media extremely important – an strategic way in which to demonstrate market knowledge. Put clients needs ahead of your own. Be the trusted advisor.

8) Some agents have ‘pocket listings’ and they are simply a violation of one’s fiduciary responsibility to the seller in not opening it up to the market. Despicable behavior.

womens council of relators 59) Clients are still not choosy enough.. some agents are chosen for them, and this just should not be the case. Everyone should do their research prior to choosing an agent.

The Huguenot Children’s Library – New Rochelle 10804

The New Rochelle Children's LibraryI love history, and perhaps that is one of the reasons I moved to New Rochelle! There is always something interesting to learn, such as the  Mahlstedt House located at 794 North Avenue.

This  home (French Second Empire-style building), was perhaps the first brick home to have been built in New Rochelle in 1869,  and the Mahlstedt family had a thriving ice making business  until freezers were invented. The family then donated 40 acres to the city in 1922 for  a park and new high school. The lake became Twin Lakes (one lake was actually man-made) and a causeway separated the two. The twin lakes are located in front of our high school, and the small  house became the now  Huguenot Branch ( Huguenot Children’s Library, a branch of the New Rochelle library).The New Rochelle Children's Library

The Importance of Using a Professional Photographer – even for a Rental!

 

I learned the other year the importance of using professional photography – even with a rental. Why you might ask when we will only be receiving a small remuneration for listing a rental? For several reasons..

 

1) The first visitors are still on the internet, and if the photos look nice, then we obviously get those calls, and the rental rents that much quicker.

2) Tenants  might not keep the house as orderly as if they were the owners

2) When you are called prior to listing the rental, a  great time to take those photos – while the house looks nice.

4) If you are called towards the end of a rental lease, and the tenant is moving out,  there could be boxes everywhere, and if you have those photos on hand, you don’t have to inconvenience the tenant, and you have the photos for immediate use.

A few years ago, a landlord had refinished the floors, painted the house, and it looked great. I commented that I wanted to take photos for him so he would have them on hand for the next time the rental was available. I didn’t realize that he had multiple rental units, but I soon found out.

When it was time for the tenants to move out, we not only had the photos handy, but I was able to use them straightaway, no lag time, and we received multiple bids a week later. All good.

Conversely, in another rental unit, the landlord had installed a new backsplash, refinished those floors and painted the apartment, installed new carpeting, and I brought in the photographer again. After the tenants moved out, there were broken blinds,  the carpets were really dirty, there was ‘stuff’ left everywhere, and having those before pictures helped the landlord also.

Larchmont 10538 – Farmer’s Market – “Down to Earth” – Saturdays ’til 12/21

Chatsworth Elementary School BandI am usually so busy with clients that I always get to pass this weekly event as I am driving around,  and never get to visit. This past Saturday, a client re-scheduled, and so I finally made it to the Farmer’s Market. What a joy it was!

The weather obliged, and it was sunny and people were there enjoying the free samples but mostly buying! We were entertained by the Chatsworth Elementary School Band (accomplished young musicians one and all). The market  was officially opened on May 25th and per the web site runs through December 21st.  It usually closes around 1 p.m. every Saturday… I was surprised to hear from one baker that he is the first there each week around 7 am… so I am loathe to mention that it opens at 9 for it would seem not!

The longest line was for the pickles (Dr.Pickle), and well worth waiting for… I heard people oohing and aaahing over the baked goods and pretty much everything. The vegetables and fruits looked so fresh and abundant (and so much vibrant color –  the way vegetables used to be)… I bought a few pounds of rhubarb and made a rhubarb and apple crisp..  with a rich (British) custard.Doc Pickle!

If you are in the area, pop in for a visit – you won’t be sorry..

New Rochelle Humane Society 2013 Fund Raising Gala Dinner

I wasn’t able to attend last year’s Gala Fund Raising Dinner and so I made sure I attended this year’s event. I sincerely hope they raised a lot of money. The Honoree was Jill Rappaport, NBC’s  Today Correspondent and award winning animal advocate.

A cocktail hour featuring a silent auction,  beautiful piano music by Jiyang Chen, a concert pianist, adjunct professor at New York University and fashion photographer set the stage beautifully with tranquil, classical music. The dinner event went flawlessly with Jill Rappaport speaking to the dinner attendees, and auctioning off one of her books. She is a great raconteur, and the auctioneer did an astounding job also.  It was a great evening-  especially since people were allowed to bring their small pets!  There was so much food, that a lovely lady at our table asked that the meats be packaged and she was going to give them to an employee at the shelter for the pooches breakfast this am! GREAT idea!

There was the sad slide-show but GREAT slide show for it demonstrated how successful the shelter is at helping these neglected pets that are found abandoned on the streets starved and worse. A very touching moment at the event (for me) was Mr. Neil Gallo who, after wining a prize valued at $1355 ( A Baker’s Dozen dine a round at some of our great restaurants in the area) donated it to Dana Rocco, Shelter Manager.

It was a great evening –  The no-kill shelter services 19 communities, and fund raising events like this are  integral to their continual shelter success.

Christie’s Real Estate Affiliates Conference – June, 2013

thEach year, Christie’s invites its affiliates (and their agents) into their New York Saleroom  at Rockefeller Plaza for a day’s learning extravaganza. This year was no exception to the information that was shared.

Upon entering the building, I had to pass an exquisite display of Tiffany Lamps, with colors and detailing so fine…

This year, the Christie’s speakers were: Angela Ambrosini, Associate Vice President & Creative Director, Clayton Andrews , Senior Vice President & Regional Manager, Kate Buchanan, Vice President, Private Collections & personal Insurance, Kathleen Coumou, Senior Vice President, Regional Manager, Elizabeth Harrington, Publisher at Large for North America – Hurun Report – China Rich List, James H. Herbert 11, Chairman – CEO  First Republic Bank, Silvana Malpelli , CRP, GMS, Senior V.P., Executive Director of Relocation & Broker Specialist Service – Brown Harris Stevens, Rick Moeser – Senior Vice President, Regional Manager – Christie’s International Real Estate, El Moriaty – Director of Brand Marketing, Christie’s International Real Estate, Campion Platt – Interior Designer, Paul R. Such an impressive list of people, and a vast array of subjects were covered. All informative, interesting, and everyone walked away with something inspirational.

On artwork, American Art is not in such great demand compared to European , Post War and Contemporary Art.

There was a humorous tale told to us by Mr. Paul Provost, Department Chairman of Christie’s Americas.  Shown on the screen was a painting of James Christie by Thomas Gainsborough,   famous British Portrait & Landscape artist in the 18th Century.  Somehow, as important as the painting was/is, it was sold to the Getty Museum in 1846. Mr. Provost joked that perhaps the auction house had fallen upon hard times and needed to sell the painting. Not so today, the auction house is Number One in the world, dwarfing its next competitor  49% -38%  in real estate (80 Billion compared to 41 Billion), and also in the art world too with 53 offices and 10 Salerooms, and  being the only auction house to open a Saleroom in China this upcoming fall. It took them 30-35 years to accomplish this fete and it is quite a coup. Christie’s is capitalizing on the new wealth of Asia, Eastern Europe and Brazil, and there are Exhibitions scheduled throughout the world to attract those wealthy buyers.

Chris Meyers (COO Houlihan Lawrence)  asked a compelling question of Mr James Herbert, CEO of First Republic Bank.  He wanted to know if there had been a shift in the bank’s  client accounts these past 120 days… and Mr. Herbert replied that indeed there had been. Approximately 15% of their money was moved into either real estate or the market -which showed a very positive shift.

Elizabeth Harrington spoke exceedingly well about  “The Richest people in China” and the Huron Report. Ms. Harrington quipped that by 2016, China will have the largest economy in the world, citing that while the US has 409 Billionaires, China has approximately 317 Billionaires with Russia having approximately 88 . Ms. Harrington continued that the wealthy Chinese male is seeking  a home and area that features swimming and golf, while the wealthy Chinese female is seeking Yoga, swimming and golf.  Interestingly, their first choice of travel destinations are first France and then the US, followed by Singapore, Switzerland and the UK.

Their choices in luxury items include the finest in Brandies,  Louis Vuitton, Apple, Hermes, Chanel, Cartier, Gucci, Montblanc, Dior, Burberry, and Chateau Lafitte!  In fact, there is a Fine Wine  called  “Yao Ming”. It is customary to always take a gift to your Chinese friends, and they like (right now) red wines, watches, electronics, ‘smokes’, imported spirits, art, gift coupons…  (All of these studies were compiled by the Huron Report).

She also mentioned that approximately 60% of wealthy Chinese people intend to emigrate to the U.S. , Canada,  Australia and Singapore, 50% planned on investing in real estate, and one of the key reasons for their emigration was for their children’s education.

Campion Platt Interior DesignerI obviously attend the conferences to learn, but I also attend to meet and network with agents from our various affiliates. After all, when I list properties in Westchester, I want to be able to send  my links and information to my fellow  Affiliate associates be they in Manhattan, the Hamptons, Connecticut of New Jersey. Houlihan Lawrence already has a Tri-state alliance with different companies whereby we each list each others listings, and have a strong referral network too.. but it is also nice to know the agents from within those companies… Anyone seeking a good agent in the city. I know quite a few. I meet them each year!

Some of the marketing material today was centered around the most expensive property in the United States (right now), Copper Beech in Greenwich ($190,000 Million). I viewed this huge estate the other week and wrote a blog post on same.

The day was so interesting, with our being served lunch , and cocktails at 5 p.m. – all very civilized, and well – so elegantly “Christie’s!”

Mayor Bloomberg’s study might affect the waterfront homes but not 10 Sheldrake Lane!

aerial Photo 10 Sheldrake LaneMayor Bloomberg ordered a new study on storms and heat waves citing  “a grim scenario of more heat waves, more rain and wind and more coastal flooding that will affect increasing numbers of people. A panel of climate change experts compiled the study.”
