Oh my – The House in 10804 is LOST!

I thought this was quite funny. Having just sold this charming home in New Rochelle Forest Heights, 10804, I was surprised to receive this “Just Sold” card that stated there was no such number!    New Rochelle is still GREAT!

Some Thanksgiving Thoughts 2010

Being born in England, I never experienced Thanksgiving until I came to the United States. It is a yearly tradition that I look forward to and enjoy with family and friends.  However, it is being able to give that is the most rewarding. I once made a large turkey to take to a halfway house in nearby White Plains, another time taking food to someone in need at a local housing project. But I think the most memorable Thanksgiving was going to a Bowl Game with our local Youth Tackle League football team. Held every Thanksgiving weekend (the buses would leave late on Thanksgiving Day), taking the athletes away until the Sunday for a memorable trip. At the time, my son who played Defensive End and Defensive Tackle, was the only non-minority on the team. He had to earn the respect of his team mates to be acknowledged, and he did so that first year  when he scored a Safety. From that point on, he had a name and the team members  and his new friends used it.

The Bowl game was a yearly event that took the players to a different part of the country, stayed in hotels that some  would never have occasion to frequent, to basically travel to some small extent, and it was a treat for all. The coaches were and are mostly the same wonderful people who give up their time every year to share their knowledge, expertise, and just being good mentors to young men, some of whom  come from single family homes, and some from parents who were less fortunate in many ways.

The one year I went, it was to a town in Pennsylvania….. the coach disallowed our first touch down, and we were told that usually happened when you play an ‘away’ game…I saw the children ridiculed by other teams, and I couldn’t help but feel it was because of their color. It saddened and angered me.  The coaches told the athletes to disregard the comments, to move on, and not to let others comments afffect them at all. I was so impressed by the dignity and courage shown by these young men. My husband and I had helped bring two of the players to the Bowl game by helping them in their school studies so they would have the passing scores to be eligible for travel.  However, I was the one who benefitted from the whole experience.  Nothing is more pleasurable than giving to someone else….

I am always amazed when I hear of wealthy actors and actresses who are in trouble….. If they would just go and volunteer somewhere, and see how many of our nation live, they would be better people. This year, the Youth Tackle League is going to Baltimore to see Ray Rice of the Baltimore Ravens. He will shake their hands, and Ray (a former New Rochelle Youth Tackle League player), will give them a tour of the changing rooms and facilities.

I give thanks to this wonderful nation, a nation that allows freedom of speech, and a nation that is caring to those in need. With so many people be homeless, unemployed, and hungry…. I am thankful for the food I have for my table, and I made sure I collected my ‘free’ turkey from my local supermarket late yesterday (after I had spent X amount). There is a Hope kitchen in my city that will benefit from that turkey….. and that is what makes my day a true Thanksgiving Day for me. The United Sates is not perfect, but the mere fact that we can all talk about its imperfections without fear of reprisal, and the fact that we can all work on making it a better country.. certainly says a lot.

Wishing you all the best of days…  What is special to you?

The First Annual Thomas Paine Award Dinner 2010

Hi! I was privileged to be at the first Thomas Paine Annual Award Dinner on November 17th, honoring Dick Morris, Please click below for a short synopsis of the wonderful evening. The three Community Award recipients were lead by the Trinity St. Paul’s Episcopal Church. Worship has taken place on this site since 1688 and this year marks their 322nd Anniversary. The parish comes from diverse racial, national, cultural, economic and religious backgrounds and they find unity in worship, social education and outreach, such as a soup kitchen that prepares more than 500 meals a week. The next organization that was honored was Dr. John E. Jacoby, the Founder of Metro+Med, which has served the New Rochelle community for 26 years. This practice brings primary healthcare and medicine to individuals, families and businesses of the community. Finally, the evening honored the President and Treasurer of the Historical Society; Norman and Sydelle Herzberg. Long-time residents of New Rochelle, the Herzbergs have been in the forefront of preserving the history of New Rochelle for future generations. They collectively have 53 years of service to the Huguenot & New Rochelle Historical Association and its predecessor, the Huguenot and Thomas Paine Association.

Ray Rice Welcomes the New Rochelle Youth Tackle League!

Youth Tackle League of New Rochelle – To Visit Baltimore and see Ray Rice November 10th, 2010 Whenever I think of the New Rochelle Youth Tackle League, I think of Mr. Joseph Fosina…. he, like Ray Rice (see my blog dated June 11th, 2010 about Ray Rice Day), is an icon in our great city, and yet if you were to google his name, not too much appears on the internet. Why? Simply because Mr. Fosina (Joe to everyone) is a humble person, and who only cares about the advancement of the program and the well being of the young men who participate.

Joe Fosina – perhaps you have heard of the Joseph F. Fosina Stadium in City Park, has been instrumental in furthering a wonderful program, and being a mentor to hundreds of young men. He has taken so many athletes under his wing, helped them both complete their college applications, making sure they complete those applications, and driven them to various colleges also, and let us not forget a truly winning program. Joe has 6 children of his own, and there have been 5 generations of Fosinas in New Rochelle itself! In fact, 13 of the 15 grandchildren still live in New Rochelle. Joe was a City Councilman for 12 years, and his father was Postmaster of New Rochelle and has the John F. Fosina Plaza named in his honor also.

Joe was a coach for 10 years, and has been the President of the Youth Tackle League ( a not for profit organization) for the past 42 years. Joe is in the City of New Rochelle Hall of Fame, Iona Prep Hall of Fame, “Man of the Year” at Boys Town of Italy, “Man of the Year” by the NAACP, Lions Club, Youth Bureau…… and so many, many more accolades!

Every year (with the exception when William “Brud” Flowers passed away in 1981), the Youth Tackle League has begged, pleaded and cajoled nice people (like yourself) to give a little of themelves to enable the athletes to travel on Thanksgiving Weekend to a Bowl Game. My son was able to attend the bowl game for several years, and he had the best time. Many of the athletes have never been to a hotel before, and so it makes it an even nicer event. They have faced prejudice, and have held their heads high and for good reason. They ARE good! This year, they are returning to Baltimore where Ray Rice, a previous Running Back Youth Tackle League graduate is now a member of the Baltimore Ravens. Ray will shake the hands of the athletes (he calls them before each game to offer inspiration), shows them the changing rooms and facilities…..there is one small catch. They need donations. Some athletes need to be fully funded, some partially, any donation would be appreciated. Please listen to Joe’s message below, and make a donation to: New Rochelle Youth Tackle League, P.O. Box. 1243, New Rochelle, N.Y. 10802.

PR_037-_SI_-_05_07_12-6896I had written about the New Rochelle Library Foundation’s CelebriTea past events in my blog of May 26th, 2010 and mentioned this event, but I am now pleased to announce that the CelebriTea is finally here – this coming Sunday at 3:30 p.m. The event is to help fund new carpeting, and the newly refurbished lobby. A Thanksgiving Funny (at my expense!)

xmas_cookbookWell, years ago, I used to teach cooking at the Remington Boys and Girls Club in New Rochelle. I thought it would be nice to make gingerbread, and have my cooking class decorate the gingerbread turkeys I had made, and take them home (of course)…… One little girl politely asked me if I was English. I replied that I was… and she then asked me whether I had to kill many Indians when I first came over! HA! I replied that I was old…..but not quite that old….. (and then I tried to explain that we were not so nice to the “Indians..”) HOW old are you?

Have a GREAT THanksgiving! Gay

My Cleaning Lady is for Sale! 10804

The one thing we all notice as Realtors®, are the years and years of ‘stuff’, collectibles, ‘stuff’, antiques, toys, books and ‘stuff’ that we see in seller’s homes either before their home enters the market, or when it is on the market, and you wonder why didn’t they/someone/anyone de-clutter.

With that in mind, I thought it would be a good idea to hold a garage sale to start de-cluttering my home rather than leaving it to my children (50 years hence – I am being optimistic!) I am not selling my home, but all of a suddden, I am also envisioning my children throwing out everything, and I thought that at least I could enjoy those years of love one last time before they go! Those 300 books I was saving for my grandchildren, and which I read to all 3 children: I am not at all sure if our grandchildren (when and if they come) will either be reading from a book at that point! The La-crosse gloves and sticks, roller blades all seem to be antique and definitely passe, and all of those wonderful exercise gadgets that we purchase in a moment of weakness late at night (did I purchase the bun and thigh reducer?), and then they arrive and sit, sit and sit. I think we get a little exercise opening the package and placing them to the side! Ha!

Years ago, when I mentioned I was the maid, a girlfriend knocked on the door on Mother’s Day, and gave me a full size cleaning lady! Very cute, and very funny…for 2 minutes. My ‘Molly’ has been gracing a guest bedroom in the rear of my home for the last 15 years scaring anyone who peeks in.

SO, before the snow comes, I decided to get rid of a ‘few’ items. I procrastinated, and procrastinated, and it seemed as if today was kismet when I saw a neighboring house hold a 2 day estate sale (my office had listed the property). Great! They advertised, and I will benefit! I posted signs on the main street, posted an ad on Craig’s List, and involved my two older sons. It became a wonderful family event, full of laughter, bonding, and fun! It made such a change from holding an open house, and in the interim, several people came by (neighbors) who were refinancing, complained about the ‘comps’ or who needed a contractor …. and I was there to offer my suggestions.

It was a great day to meet new neighbors, to be with my family (I am usually anywhere but home), and to get rid of books, toys, exercise equipment. But sadly, ‘Molly” is still with us… any takers?

Madam – What kind of wine would you like to with your (Canned) Sardines?

Okay – HUMOUR me (I am British here) ….. One of the most wonderful gifts/advantages of going to a diner is being able to indulge in what you want to eat, (what you should most definitely not eat, and definitely not when someone you know is in the near vicinity..

petit_dejeuner

Today I had a closing… in my area– that is cause for celebration enough, but I asked my husband to go to the local diner (it was easy and I knew he would not object…) in New Rochelle on North Avenue….He ordered his Turkey dinner (very predictable but I digress), and I – being quixotic… decided to order a matzo ball soup, followed by a delicious sardine sandwich with lettuce and tomatoes (on whole wheat of course), and french fries…… and then I asked for a glass of wine… The waiter asked which kind would I like, and then I asked him ‘what would you suggest with canned sardines? I thought it was quite humorous, laughed a great deal – as did he, and I mentioned in passing that if he wanted to go and vomit before placing my order, I would understand…… I thought it was funny… he did… but perhaps – for all I knew – he did make that visit…

 Pr_092_-_TRI_-_10_12_10_-_069

Then, who walks in but old friends (albeit younger than we…)… and then past next door neighbors!!!! Could this be the new meeting grounds for new clients? Should I be handing out cards (before I place my order?). Are we the new ‘old?’ Before we left, we went to sit with the friends… and I noticed that my friend’s brother had ordered a white egg omelette (whole wheat toast), followed by a side of spaghetti, and he was finishing it off my my friend’s club turkey sandwich with bacon and fries…. All of a sudden, mine didn’t look so bad!

Have a good one, and smile!

Local Real Estate versus Sy Syms – a local Analogy

Mr. Sy Syms is well known in our area as having been someone who transformed the retail business in clothing sales. Mr. Syms’ store “Syms” was the first store in the United States to offer -off price Armani clothing.“

imagery_29_10_08_000293Already discounted designer clothing would have one price, BUT if it wasn’t sold within 30 days, it would then reflect another lower price, and then after 30 days, it would be further reduced and again after an additional 30 days, it would be even further reduced…… The only catch was (and is), if you have your eye on a particular designer suit for example, and there was only one in that size, then you would run the risk of losing out completely….. Such is real estate, I see that there are many people looking at listings based on the website traffic stats, but those potential buyers, like the Syms customers are perhaps waiting for their favorite item (house) to be further reduced….. BUT they run the risk of losing that house…..

I know that many times, rather than take the chance of losing something I really loved, I would purchase that gorgeous suit and appreciate it for its ‘quality‘, ‘design’ and simply being the right ‘fit.’ I would then reflect that if I had to pay a tad more for that suit, it was worth it as I was happy, didn’t have to squeeze myself into something that wasn’t quite right, and since it was perfect and ‘classic‘, it would be something that I could enjoy for years to come……

With mortgage rates so low (Bankrate.com showing 4.29% up from the 4.23% of last week for a conforming 30 year fixed loan, and 3.68% up from a 3.62% rate for a 15 year fixed loan), it is simply a wonderful time in which to purchase a home – TODAY – that is the RIGHT fit for you or your customers/clients. Waiting those extra 60 days, 90 days for that house to perhaps reflect the price you would like could result in your being disappointed if a savvy buyer steps in first. You can always negotiate a touch lower based on your thoughts that the market will further decline….. But do not lose the house you really like….. It might not be 100% right, but most home-owners will tell you that they bought the house that was 90% right.. And LOVE IT!

SO, take the plunge and enjoy – better the right fit than to settle for the wrong (bargain) house later.

Footnote: Mr. Syms passed away in November, 2009. As a footnote, I would like to mention that he endowed the Syms School of Business at Yeshiva University, and was very charitable to the Boys Town of Jerusalem. His advertising slogan is “An educated consumer is our best customer.”

When searching for a home, look for that Realtor who can help educate you. Please contact me with any of your Real Estate needs.
