New FEMA Guidelines to take effect 2014

Gay Rosen's winter scene Larchmont Manor*Did you know that you could save more than $90,000 over 10 years if you were to build your home 3 Feet above the Base Flood Elevation (BFE) level?

*Did you know that  a history of (flood) claims could impact on future insurance rates?

*Did you know that approximately 25% of flood insurance claims arise form low to moderate flood risk areas?

” The base flood is a flood with a 1% chance of occurring in any given year. The BFE identifies how high the water is likely to rise (also called water surface elevation) in a base flood. The land area of the base flood is called the Special Flood Hazard Area, floodplain or high risk zone. ”  (FEMA Fact Sheet)

If you are living in a moderate to low risk zone, (zones beginning with the letters B, C or X)  you may not require an Elevation Certificate to determine the premium as the rates are not based on elevation.

Grand Opening -The Mahlstedt Gallery – New Rochelle 10801

DSC03206While there was a ‘soft opening or Gallery launch’ in December, 2012, there will be an official opening of the Mahlstedt Art Gallery on January 4th, 2014. Entitled “Soltace Synergy” this week has been hectic with local reporters visiting the gallery in preparation of the Grand Opening reception this coming Saturday at 6:30 p.m. where guests  will be able to mingle with the artists for a few wondrous hours.Oshi Rabin

Located at the majestic old Mahlstedt Lumber Company building at 415 Huguenot Street, New Rochelle, the new owners of the building (purchased in 2008)  and gallery, Oshi and Ephraim  Rabin have renovated the building beautifully to create an oasis of original art, and a wonderful hi-tech office setting for  Parchem Fine & Specialty Chemicals, Marketing Technology — housed in the
same building as the gallery which makes for an excellent blend of science with
art.  The entire building features exquisite art acquired by Oshi (the Executive Director of the Gallery) and Ephraim ( the CEO of Parchem) , and not to be outdone,  the staff will soon have their own in-house gym! While I was visiting, the staff were having lunch (a communal affair),  and it was quite obvious that they were working lunches- in a cohesive and enjoyable setting with those fantastic paintings and works of art in full view.

Oshi and Ephraim have painstakenly restored the exterior edifice of the building to re-create its hidden splendor, and the interior is an ideal setting for the creative works Vince Contarinoof artists such as Tom Costa (who favors architectural structure and meta-realism,  Vince Contarino, Tom Smith and Tang-Wei Hsu.Tom CostaThe Mahlstedt Art Gallery

Oshi and Ephraim have long shared a passion for science as well as art, and have been collecting works of art for years. The gallery is commerical, and the pieces of art are for sale at ‘affordable’ prices.  Diane Buckley, the Gallery Director,  has helped curate the art work which have been selected from artists worldwide, and there is that extra emphasis on the gallery being international.

Oshi and Ephraim have long been philanthropists, and hopefully the community can also show their appreciation to these nice people too!

It will be open five days a week by appointment, 9-5:30 p.m. and any interested art collectors should contact Diana Buckley, the Gallery Director at (914) 246-0526 diana@jam415.com.

Larchmont Gardens, 10538

DSC02541In 1911, Clifford B. Harmon (a real estate developer) began development on a 145 acre property along the Sheldrake River that included Mott’s Hickory Grove area. He called it Larchmont Gardens . The Larchmont Gardens Lake was subsequently built and is now known as the “Duck Pond.”DSC02506

Commercials and Movies being produced in Paine Heights, 10804

DSC02597Well, today it was just a commercial on Paine Avenue, and as I walked my little Pooch, Binky,  it made for some (barking) excitement for him as we passed the many cars, trucks (one a Food truck where there emanated a delicious smell of breakfast burritos). The other month, it was a Warner Bros. movie starring Jason Bateman, Tina Fey and Jane Fonda. The movie title was “This is Where I Leave You” and it is based on a best-selling novel by Jonathan Tropper. Being produced by Shawn Levy (‘Night at the Museum’), it created some excitement on  neighboring streets (Longvue and Lyncroft Avenues).

What can I say….   everyone loves New Rochelle, “Queen of the Sound” .

Gingerbread Houses – ‘Tis the Season!

DSC03133This is the season to give to others, show that we care and are thinking of them no matter our religious backgrounds  (I feel).  It might be a sentiment, a card, an email, or in my case, I like to make  gingerbread houses (or toy shops!). DSC03145

They are fun to make, and I truly do enjoy giving to some of the special people I meet on a daily basis.. Some go to clients, both current and past, one goes to a friend who lost her daughter  a few years ago and is rearing her grandson (and loves it – keeps her young!).. DSC03132 But regardless of the recipients, the fun is definitely in the making and giving. If I make someone smile along the way, then even better.DSC03139
