Oh, but – you will get 60 days notice before you MUST leave!

 I wanted to show a great looking rental (a tad overpriced but hey…).. in my area… near the water, all good… I called to make the appointment… The listing stated “Must be ready to vacate in 60 days..” “Huh?”

Since I would like my client (and future tenant) to feel comfortable;.. I needed to know the particulars… I called 2 times.. and the agent left a message finally today ” Well, we have sort of a situation with the bank… they will give 60 days notice to vacate… we think we have a year. So we are offering a year’s lease.. but just in case… your tenant must be prepared to leave..”

Oops! I think we will pass… Always choose an agnt who will ask the right questions..

A Broker’s Open House & a Public Open House – What is the Difference?

 

DSC_0550Sometimes, a customer or client will ask me what the difference between the two is. Obviously, one is for the agents and one is for the public, but what else? It is very important that the agents preview as many properties as possible so they can speak intelligently about their area. When they know the homes they can better advise their customers and clients on either listing prices or a possible bid, and quite simply, whenever we view a listing, it many times allows us to think of someone that house might just “suit!” I have walked into a home so many times, and thought of someone to send that listing to, and obviously, when I do send the listing, I can describe in detail what I saw and why I would think they would like the home.

There are always many brokers’ open houses scheduled in the multiple listing service, and each area has their own special day. For example, New Rochelle and Pelham share a Thursday… Larchmont, Eastchester, and Scarsdale share a Wednesday, and Rye and Larchmont share a Friday, and Rye, Bronxville and Harrison share a Tuesday, and so forth…The great thing about the different area days, is that if I would like to market my (for example) New Rochelle listings to perhaps Scarsdale or Larchmont agents, I can post a broker’s open house on “their” day, and conduct my broker’s open house then. Agents can attend any open house of course, but sometimes their time is limited because of the sheer multitude of homes to view.

With that in mind, many agents will try and ‘attract’ the agents to their broker’s open houses. For example, I usually introduce my listings to the market by serving luncheon – perhaps finger sandwiches, or sushi, or mini wraps…. with perhaps Perrier and fruit. Last week, I had discovered that June 1st was also Mint Julep Day in South Carolina, and I utilized that for a mint julep broker’s open house from 2-4 p.m, trying to emphasize and compliment the beautiful property of that particular listing (7 Beechtree Lane). (The mint juleps, while alcoholic were diluted!) I also offer wine raffles to all visiting agents… all ways to entice them into the house, and to see it… and then perhaps they will think of that special client.

DSC_0556Conversely, a public open house is a relaxed setting, allowing the potential buyer to go to the home, and see if they would like it, without their having to bother their agent (if they have one), or to make an appointment. People lead such busy lives, that if an open house is scheduled say from 1-3, or 1-4 p.m., then it allows the buyer to go to the home at their leisure within that time frame. I have sold two homes from public open house events this year, and so I sincerely feel they are an important part of marketing a home successfully. I like to have little chocolate bars featuring a photo of the house on the wrapper with my information, or I have given out lavender sachets from my garden, or even seed packets (such as “Forget-me-nots!)

No matter what an agent does, it is all with the purpose of best representing their sellers’ home to better market the home, and to sell it!

In choosing your agent, ask them how they will market your home.

2011 Memorial Day Parade “We Remember”

My husband was a vet, I have a client who was a vet my father (may he rest in peace, was a Vet) … I think there isn’t anyone amongst us who does not know of someone who has served our country in its time of need.

New Rochelle is honoring our veterans, with a ceremony tomorrow commencing at 10:30 am. at Memorial Plaza, with a parade commencing at 11 am. The parade will travel through Huguenot Street to North Avenue, Pelham Road and into the Hudson Park for a special waterfront ceremony honoring those heroes lost at sea.

There is to a special “Picnic in the Park” from 1-6 p.m. featuring $1 food items. There will be live music at the Hudson Park Band shell, special exhibits, games and games for the children and more… Look for a helicopter landing at 2 p.m. and a special performance by the West Point Jazz Knights.

Yes, we honor our veterans. G-d Bles you and Thank you!

Feedback is GREAT but we don’t always get it!

I have to admit that when I promise to offer forth reports at that listing presentation table, and promise and offer my marketing plan.. I follow through.. I pride myself on it… I might not be giving you good news, news you wish to hear, but it will be up to-date market analysis, and written from the heart, We are a partnership, and if I cannot be honest with you in representing you on one of your most precious commodities (apart from family) – your home… then what good am I?… I have to be honest.

My company sends out an email request for feedback… if it gets answered, I will forward that feedback – be it a good or bad answer, and sometimes I don’t get an email.. I will call an agent twice – but if I do not reach an agent at that point, I have to inform my clients that there was no interest…(accept it) . Sometimes, an agent will not submit feedback as they are holding a bid close to their chest, and then wish to present it… that has happened also….

However, when I send an email to my clients with the feedback from the agent that states “There is no interest from . “The house was not right for them. Thank you.” It is very hard to hear from the home-owners “Why didn’t they like it? what was wrong with it?” The home-owner has to realize that if there is no feedback, it was not right for their client, and they must also realize that an agent does not get paid to give feedback- they are simply being courteous… and as much as you would like them to critique each room, aspect of the house…. you have to accept what is given and move on.. and then if they do critique it, 9 times out of 10 – you will not agree with their thoughts…

Someone saw the house and liked it… but the wife did not wish to even see it… I only had communciation with the agent.. and she stated that she (the wife) would not even consider it… My owner keeps asking “Why, why” … There becomes a time when the home-owner must accept there was no interest, and just to move on…

It is great when an agent communicates, and writes a feedback… but they simply do not get paid for that time.. be thankful for those comments…they are FREE

Here is my phone number, email address and address…

I have great buyers. They have told me they like being with me. They trust me, and they want to purchase a house with me as their agent…. SO, why would they go to an open house, tell the agent they are working with me, and then proceed to put down their life story, tell the agent the particulars of the sale of their property, their various contingencies, and then ask the agent to let them know if a bid were to come in on that particular house….. Yikes!

My clients recently did this, and then they emailed me and called me to let me know… asking me to dig up as much information as I could on the house…. and then decided against it the following day… I explained to them that informing someone they are working with me is nice, but they should write down my info and not theirs! Plus there is a procuring clause so it is always my pleasure to show them any home! All done in innocence but the outcome could have been quite different…Plus, it is always my pleasure to show any home to my buyers at their convenience. That is my job! Sometimes, I know it is easier to pop by an open house on their own schedule….  but then just offer the agent’s information and not theirs!

Pre-Selling Inspection for Sellers

I had a wonderful listing the other year…. I say wonderful, as I really loved the home, and the home-owners…. The house had so many great attributes, and the home-owners made it very easy to show… However, Some of the feedback led to sloping floors on the second floor, and those ‘know-it-all- buyers said it was structural damage and would walk away… I suggested to the sellers that we have a pre-seller’s inspection from an engineer. What is that? Well, for a fraction of the cost of a ‘real inspection’ (in this case $250 compared to $750 in my area -there was a ‘special’) you can have a licensed inspector/engineer visit the house, and point out any problems so they can be addressed …In this particular case, I thought that since people were commenting on the sloping floors, it would be great to have that inspection report on display stating there was no structural issue… That inspection report stated just that…

Just another alternative to simplify the selling process… Have you ever had a pre-seller’s inspection?

Open Houses Really do Work!

I have had the good fortune to have sold 2 homes this year through open houses. Contracts signed on one, engineer’s inspections performed on another.

I am having a listing appointment tomorrow… with someone whom I had met a few years ago at 3 different open houses… They were not ready to buy at the time, and I would keep seeing them at my different listings..When they contacted me last week, they stated that I was the only agent who followed up after an open house on behalf of the seller , and they never forgot that…. and so immediately thought of me when they were thinking of selling their home….Whenever sellers inform me that open houses do not work – I disagree.

Neighborhood Home Owners Associations are Alive and Well!

ducks beechmontWhen people think of buying a home in the suburbs, not only are they contemplating perhaps a future family, ease of travel to and from the city, but sometimes, they are seeking a sense of community. What better way of encompassing that then to join a Homeowner’s Association or perhaps initiating one.

Paine Heights in New Rochelle’s estate area has a Paine Heights Neighborhood Association, and Glenwood Lake has the Glenwood Lake Association. They publish a newsletter entitled “The Back Fence.” It is an authoritative newsletter, full of good tips, news on how the association has a ‘clean-up day’ around the lake – all to make it that always desirable community, rich in spirit and energy. It mentions how Greg Varian (President of the New Rochelle Public Library) was a guest speaker at the April 20thmeeting, and how everyone should mark their calendars for the annual block party on June 16th )eat as many hot dogs and yummies as you can for just $5!)… Tax deductible gifts are always welcome.

Happy Easter!

Growing up in England – I LOVED Easter…. I didn’t always go to church, but I looked forward to all of the different chocolate eggs I would receive from all of my relations.. Cadbury’s had a great chocolate egg, and I loved receiving a large egg filled with Cadbury’s chocolates…. Nestle, Milky Bar, Smarties, I loved them all!

Why an Easter Egg?

Eggs were forbidden during Lent, and people would decorate the eggs, and celebrate them 40 days thereafter. They symbolized life, immortality, rejuvenation, and there were many festivals celebrating springtime, and what the egg symbolized to them. Intricate designs on the eggs have always been a favorite in Slavic countries, and eggs are entwined in breads, and some cultures will have ‘XV’ on the eggs symbolizing that “Christ has Risen.” The Russian Royal family, took it one step further with the gorgeous bejeweled Faberge Eggs. To me though, it was an occasion of family getting together, enjoying each other’s company, and deciding which yummy Chocolate egg to eat first!

You want a Mortgage? Brush up your Writing Skills!

Times are certainly a-changing! I had to recount this little story… I was chatting with a client on Friday evening, asking her how her mortgage process was proceeding. She informed me that she had just finished a 2 page essay for the underwriters that she hoped would please. I asked ‘what?’ While she is a full time (art) teacher, by profession, she needs to travel to 3 different schools… the underwriting department – perhaps sensing part-time, asked her to write a 2 page essay informing them why she needs to work at 3 different schools.

She is very intelligent and witty… she made a point of writing that she was a full time teacher 6 times in the essay… and I guess she better have that same essay on hand for the coop Board too… but we found it humorous.. What mortgage stories have you heard in your travels?
